Chairman Sobkoviak called the meeting to order at 7:00 p. m. Roll call was taken, M. Krippel
and A. Consola were absent.
Chairman Sobkoviak declared the minutes of the April 6, 1993 meeting approved as presented.
Chairman Sobkoviak introduced the two new members of the Plan Commission, Larry Kachel,
and Walter Manning. Chairman Sobkoviak and Peter Waldock recognized the two out going
members, Elaine Fortini and Herb Bayer, Mr. Bayer has served on the Plan Commission since
June, 1963, and Ms. Fortini served for one year. Mr. Sobkoviak said, "I have personally
learned from you, Herb, and your patience and wisdom has helped guide the Plan Commission
through some troubling times, your contributions have helped shape the Community." Mr.
Waldock and Chairman Sobkoviak presented certificates from the Plan Commission and the
Village of Plainfield, to E. Fortini, and H. Bayer.
OLD BUSINESS: None.
NEW BUSINESS: CASE NO. 386-041593.AA -REACH VARIANCE
This subdivision is for one 20,000 sq. ft. lot, making two lots of 10,000 sq. ft. each. This is
part of an Annexation Agreement for the 20,000 sq. ft. site, the site is developed at the present
time with a single family dwelling, located on the west portion of the lot, there is a potential
building site without further variations required. The new lot would be sized and shaped to
accommodate single family residence with setback variances for front yard, side or rear yard.
Mr. Reach has requested Annexation to the Village and party to that request, he is seeking
variation so he can divide the lot and create two 10,000 sq. parcels. The plat plan, shows each
lot is 90 ft. in width by 120 ft. in depth, in comparing this lot to other parcels in the area, the
preponderance of lots surrounding the site are all of similar size. This lot split would be
consistent with neighboring parcels. Staff has not found any negative factors associated with this
request, considering it is consistent with adjoining lots. We find that the variance as proposed,
would allow for subdivision of the parcel in to two 10,000 sq. ft. lots which are similar and
consistent with those lots adjoining the subject site in Plainfield Acres Subdivision. The variance
if granted would not impose negative impacts on adjoining owners. Staff recommends that the
Zoning Boazd of Appeals accept the variance request as presented, and recommend to the
Village boazd to grant approval of the variance for two 10,000 sq. ft. lots as requested.

Mr. Reach was asked by the Plan Commission if he was his desire to further develop the
property? Mr. Reach answered he would sell it, but it would be developed.
The Plan Commission added another finding of fact. The property is presently not seeing its
highest and best use and the variance if granted would allow this property owner to achieve its
highest and best use.
W. Schempf made a motion to recommend to the Village Board approval of the variance at 303
Renwick Road to Subdivide into two parcels. Seconded D. Norris. Roll call vote: D. Norris,
yes; W. Schempf, yes; W. Manning, yes; L. Kachel, yes; Chairman Sobkoviak, yes. Motion
carried, 5-yes 0-no.
