Chairman Sobkoviak called the meeting to order at 8:15 p. m. Roll call was taken, A.
Consola and L. Kachel were absent. Chairman Sobkoviak declared the minutes of
November 16, 1993 approved as presented.
OLD BUSINESS:
CASE NO. 237-101789.20 COMPREHENSIVE ZONING TEKT AlVIENDMENT
Planner Waldock explained the Commercial Zoning Districts, and the reason for not
pyramiding the uses. One of the goals of the re-draft was to reduce the number of
zoning categories for commercial uses. In many respects, we have done that, it is down
to two basic zoning categories. B-l, and B-2, the other zoning categories, B-3. B-4 and
B-5 are all specialty zones, designed to address specific issues. That is why those
districts do not always include the land uses of the previous category. B-5 is intended
to regulate Lockport Street types of businesses.
B-3 COMMUNITY SHOPPING CENTER
M. Krippel asked Planner Waldock to change Section 9-97 Intent, to explain what the
intent of the district is.
The Plan Commission decided not to add "all uses in B-2" to B-3.
Add "Auto parts and auto accessories stores."
B-5 TRADITIONAL BUSINESS DISTRICT
Change the "intent" wording.
OCI OFFICE, COMMERCIAL AND INSTITUTIONAL DISTRICT.
Add #13. Services, including, but not limited to, barber shops, beauty shops, laundries,
clothes cleaning and laundry pick-up stations, shoe repair, tailor shops, banks and
financial institutions, including drive-in facilities, appliance repair shops, and similar
stores or shops for the conducting of a service.
OFF-STREET PARK & LOAD
Add a footnote after the word "woodworking" on page 12. * Land area must be
available to accommodate or provide for parking needs based on parking at a ratio of 1
per 300 sq. ft.

M. Krippel made a motion to recommend to the Village Board to adopt the
Comprehensive Zoning Ordinance Amendment as amended by this board. Seconded by
W. Schempf. Vote by roll call. M. Krippel, yes; D. Norris, yes; W. Schempf, yes;
W. Manning, yes; J. Sobkoviak, yes. Motion carried, 5 yes 0 no.
