Pulido, City Manager% Via: Mark Persico, AICP,Community Development Director By: Sylvia Robles, Building Assistant SUBJECT: RELEASE OF GRADING SECURITY FOR TRACT MAP NO. 69956 LOCATED AT 5400 — 5408 MCCULLOCH AVENUE RECOMMENDATION: The City Council is requested to authorize the release of a grading security bond (Attachment "A") in the amount of $31,000 for Tract Map No. 69956. BACKGROUND: 1. On September 29, 2011, Xing Yue International Trading (USA) Inc., 308 South First Avenue Suite G, Arcadia, CA 91006 submitted a grading security bond in the amount of $31,000 for Tract Map No. 69956. The security bond is to insure that grading improvements are completed by the developer. 2. On February 6, 2013, the City was notified by email from Los Angeles County Public Works Division that the grading improvements were completed, inspected, and found to be in compliance with the approved plans. ANALYSIS: When a developer proposes a sub -division in the City, he/she must deposit securities to insure that required grading improvements are completed in accordance with the approved plans. After the improvements are completed by the developer, the City is notified by Los Angeles County Department of Public Works that the improvements have been completed, inspected, and found to be in compliance with the approved plans (Attachment "B"). City Council May 21, 2013 Page 2 CONCLUSION: Since the City has been notified by the Los Angeles County Public Works Division that the grading work is completed and in compliance with the approved plans, staff recommends that the City Council authorize the release of the grading security bond for Tract Map No. 69956.
