Hart, Secretary Chairman Sobkoviak called the meeting to order at 7:00 p.m. Chairman Sobkoviak led the pledge to the flag, roll call was taken. A. Consola, was absent. OLD BUSINESS: NEW BUSINESS: CASE NO. 427-011494.V JAMES PHELPS VARIANCE Subject site in this case is located at 201 Amboy St. (NW corner of Amboy and Center). The proposal is to re-plat the property to accomodate two single-family homes. The site is made up of four very small residential parcles, the typical lot size is 4,500 sq. ft. The nature of this variance request was to consider combining these four lots and divide them into two lots, both of which would be below 12,000 sq. ft. minimum standard, one would be below the 85 ft. frontage requirement. As it is today, the four lots are considered buildable lots of record, in that they were established under Village approval at the time they were platted. On the lots that the garage straddles the lot line, are not buildable unless the garage is moved. The re-plat proposed, is an improvement of the situation, bringing the lots into greater conformance with current ordinance standards. The re-plat would allow for larger buildings to be constructed and a roomier condition on the site. For those reasons, Staff did not fmd objection to the Variance as requested. Findings of Staff were as follows: The Variance if approved would not provide a negative impact on the subject area. The site is unique, due to its historically very small lots size configuration, and its rather unusual geometric configuration, caused by the vacated alley way, and the lot segment added along the alley. ZONING BOARD OF APPEALS MINUTES March 1, 1994 Page 2 The Variance if approved would not increase the number of dwelling units available on the site for construction, but would permanently limit units to just to two. Staff recommends approval of the Variance for lot area and lot width as indicated in the Phelps re-subdivision. The applicant, James Phelps was sworn in. Mr. Waldock passed around an aerial view of the subject site. There were no concerns from the adjacent landowners. After a short discussion, W. Schempf made a motion to recommend to the Village Boazd the approval of the lot area variance of 201 Amboy Street. Seconded L. Kachel. Vote by roll call: M. Krippel, yes; L. Kachel, yes; D. Norris, yes; W. Schempf, yes; W. Manning, yes; Chairman Sobkoviak, yes. Motion carried 6 yes 0 no. Adjourn 7:12. Sharon Hart, Secretary
