THE SHORES:
J. Durbin stated that the applicants are seeking approval necessary to develop three
single-family properties along the south side of 135th Street east of Plainfield/Naperville
Road. Parcel 3 (the center lot) shall be limited to single family residential with an
expanded home occupation (to be restricted to proposed user only, no future users). The
restrictions on this use include setback restrictions, no signage, appropriate lighting,
landscaping and others to address any impacts of the home occupation. Parcel 3 shall be
zoned R-1 with an Accessory Use to allow a medical/dental use. Parcel 2 and 4 would
each accommodate one single-family residence only. The applicants request a fee
reduction due to the substantial open areas and the limited development potential. I feel
that a prorated fee may be merited. The agreement also includes restrictions to maintain
the natural area along 135th Street.
Mr. Jim Sanders, Pilcher Road, questioned the meaning of natural landscaping and
expressed concerns on weeds.
Doug Slansky, Downers Grove, attorney representing applicants offered comments
regarding zoning and special uses.
Gerry Clark, The Lakelands Corporation, showed the Board Arial views of the property
so they could better understand location of the proposed homes.
K. Stalzer moved to adjourn the Public Hearing and return to the regular meeting.
