PLAINFIELD COMMUNITY PARK.
Planner Testin told the Board that the applicant is requesting annexation to the Village of
Plainfield for a parcel located on the north side of Renwick Road between Route 59 and River
Road to the Village of Plainfield. R-1 zoning is requested. The applicant is the Plainfield
Township Park District and the District proposes a community park on the site. Staff has
identified some minor modifications to the agreement regarding timing and for clarification.
Resident from the Old Gehrke resident' directly across from .the park, had a concern with regard
that the level of the ground actually comes right level with my windows, and the soccer fields are
right in front of my house. Gregg Bott from the Park District stated that they would be sensitive
to the neighbors we will look at landscaping, buffering and/or screening where there are visual
site lines from nearby residences.
Ken Smith, Park District Commissioner, told the Board that they were also concerned about
soccer balls being kicked across the road, and some discussion as to whether a 3-ft. high fence
would be enough and some landscaping to help it.
Terry Brummond, 1210 Renwick Rd, asked how wide the road would be? It will be an 80-ft.
ROW that the Village will be looking at, and a 37-ft. roadway.
There were no other public comments made.

Richard A Rock, Village President

Dear President Rock:
We, the Riviera Estates Homeowners Association represent 25 parcels of property on the northern portion
of the Village of Plainfield. As you are probably aware, we have represented ourselves to the planning
commission and now, we appeal to you, the Village Boarct
When we first contemplated buying homes in Plainfield, almost every homeowner sought the plans of the
village regarding the properties to the north and to the west of where we eventually purchased our homes,
We can do no less than rely on the written word of the village. That word was wrillen in the
comprehensive plan of the village; wherein the village told us that these properties were to be zoned estate
sized lots. With fltis representation, we all made major investments in homes valued on average, at
$250,000.00
Some of our initial concerns regarding the proposal by the Pulte Company were in regards to street traffic.
er man force thetr residents through our neighborhood to exit onto RI 59 to thc south. We are grateful
to both Pultc and the Platttling Commission for their efforts to alleviate this worry.
~o0~ ne ,xt. f ,e~rs are..th.e,types of homes proposed adjacent to ours. While Pulte increa~d the:l°t ~z~in their
me-roes unmemateiy north of our homes, we are still concerned about thc value of these home~. It
would appear more reasonable to transition these homes, from homes of a value more closely resembling
;rs. bei..ng placed, adjacent ~_o~ur_neig~. bo,rhoo~, thru running north, to homes of lessor cost. Fimlly,
acing me town homes on 12T" StreeL wl~ere thgy, ~ to the lfigher density, would allow enuy and e~
onto 127~ S~eet without ihcreasing vehicular traffic thr°ugh the other residential areas, those of Pulte,
Riviera Estates and Golden Meadows. The value of the toWnhomes i~ also a problem with our association.
With the inclusion of so much low cost housing~ Plainfield is going the way of Bol~k and
Romeovilie. During the Planning Commission hearings, Commissioner Kachel expressed these same
womes, though his comments were generally ignored when he stated that he would like to see townhomes
of greater value.
We are not, nor were we ever against development of a subdivision and commercial development of rite
major intersections. We merely wish to safeguard our children and our home values.
Thank you for your time,
Paul J. Seller
