BRONK ESTATES ANNEXATION AGREEMENT
The Public Hearing opened at 7:53 p.m.
planner Carroll told the Board that the 60.6 acre residential development, proposed by developers Dan and
Mike O'Donnell, would be located to the west of Golden Meadows Estates, bounded on the west by Van
Dyke Road and on the south by 135m Street. The lot sizes will be measuring between 10,500 and more
than 17,000 sq. ft. and a density of 2.16 DU/a. Trustee Smolich stated that he liked the bike plan and the
link to the school. He felt there might be problems with roadways and lots 128, 129 and 130, which are
adjacent to the main entrance. Trustee Rathbun stated that he wanted to see Van Dyke Road built on an
accelerated basis, next spring. Trustee Cherry also liked the plan.
Duane Linden, Land Planner for Bronk Estates gave a brief summary of the development.
Bob Lochkin, Lot 62 had comments regarding easements in their backyards. Mr. O'Donnell responded that
he has given permission to his engineer to review the easements, and if possible reduce the easement. Lou
Reys, Lot 59 also had questions with regard t9 the easement issue.
Peter Tremulis, on of the developers for Pulte noted to the Board that at least two of the
subdivisions surrounding the Kensington Club have a different designation on the
comprehensive plan. they are classified as a suburban-style area, where lots are smaller
and there is greater density, or a higher number of homes per acre. So he stated that some
of the neighborhoods bordering the Kensington Club are subject to standards that are less
rigorous.
Phil Brushi, also resident of Golden Meadows has questions with regard to his backyard.
David Koehler, CCPO, made comments with regard to the proposed lot sizes, and also
asked if any of the land proposed was designed wetlands.
There were no other public comments.
S. Rathbun moved to close the Public Heating and return to the regular meeting.
Seconded by S. Calabrese. Vote by roll call. Smolichi yes; Calabrese, yes; Cherry, yes;
Collins, yes; O'Connell, yes; Rathbun, yes. 6 yes, 0 no. Motion carried.
