PARK PLACE PUBLIC HEARING opened at 7:40 p.m. Director Testin stated that this case is for Annexation and Preliminary Plat. The site is located on the south side of Renwick Road, south of where the Park District just recently annexed for its regional park. The subject site is west of Rt. 59 and east of River Road. The subject site is approximately 16 acres, 13 acres is current horse tract and there is approximately a 3-acre farmstead on the site. The applicant is proposing to annex the whole parcel and a residential subdivision on 13.2 acres of the site. The applicant has identified 29 lots, minimum lot size of 11,475 and the average lot size of 16,000 sq. ft. Lot widths are identified as 90 feet. Discussion items are: The application has requested that annexation fees for the homestead apply only when that area is subdivision; and that the mobile home, farm buildings and single lane from Renwick Road be allowed to remain; Provision of a no access easement along the north side of lots one and 29; change the street name of Park Place to avoid confusion. Wayne Lauper, 16048 South Leewood, the back of my lot is on the southeast comer of the subject property. I have water drainage concerns with the back of my property. H. Hamilton talked briefly about the proper drainage and set up, but promised to further review the concerns of this resident. Terry Brown, 1210 Renwick, property alongside the driveway and wants to know how the lakes around the property would affect surface drainage. Sandra Hedda, Easy Street had issues with regard to proposed fencing of the development. Trustee Cherry would like to make sure the water drainage is taken care of before approval of the development. There were no further public comments made. S. Calabrese moved to close the public heating and return to the regular meeting. Seconded by R. Smolich.
