DAYFIELD FARM PUBLIC HEARING
Mayor Rock called the meeting to order at 7:16 p.m. Present roll call stands
Mr. Jim Testin stated this is a combination of approximately 10 acres of commercial and about 146
single-family residences. There are four lots that are identified as 75-foot lot width and are
approximately 9,500 square feet. There is an annexation agreement requesting allowance of a
fuel station and a car wash. Consistent with other residential subdivisions, Meadow Lane shall
have a right-of-way.
Paul Mitchell, a representative of the petitioner, stated that they originally started out in a 150 lot
area and are now down to 146 lots. They have large open space. The retention requirements are
about 8 acres of open space and they've added 4 acres for a total of 12 acres. The idea was to
make a neighborhood friendly subdivision that would be pedestrian friendly. All rig ht-of-ways ,
except Meadow. would be 60-foot right-of-ways, rather that 66-feet, not to make it more dense but
to make it more neighborhood like. This is not a dense subdivision. The density is 2.09 units per
acre. A Homeowner's Association will be set up to maintain the all the open space and common
area. There will be a dormant SSA, in case it is not being maintained properly.
The commercial site is a 10-acre site. There will be berming and fencing between the residential to
screen it from the commercial site. A special use permit has been requested to allow a gas station
on the 2-acre site on the corner. The landscaping will exceed Village standards and is subject to
Village approval at the time of site plan. In addition, the entire commercial site will be developed
as a PUD.
The applicant is requesting variances. The right-of-ways to be 60-feet instead of 66-feet; Two
entry way signs; 80-foot minimum lot widths and lots 48,49,50,51 would be a minimum lot width
of 75-feet.
Clayton Olsen, developer, stated they will be granting the Village a 50-foot easement and a 100-
foot temporary for the Village to extend the sewer line. The developer will build a meandering bike

path around the ponds, connecting to the Normantown Drain bike path.

The hearing adjourned at 7:39 p.m.
Trustee Calabrese moved to close the Public Hearing and return to the regular meeting.
Seconded by Trustee Cherry. Vote by roll call. Thomson, yes; Cherry, yes; Calabrese, yes;
Collins, yes; Swalwell, absent; O'Connell, yes. 5 yes, 0 no, 1 absent. Motion Carried.
