CROSSINGS AT WOLF CREEK PUBLIC HEARING
Mayor Rock called the meeting to order at 8:17 p.m. Present roll call stands.
Mr. Jim Testin stated there are a few issues with this development. This development is being
proposed north of 119th Street east of Century Trace, approximately 160 acres including multi-
family as well as single-family. Staff identified several things within the annexation agreement
such as improvements to 119th Street, density is at 2.99 dwelling units per acre, and improvements
to the road alignment to the school site.
Fred Finestein, Attorney for Centex Homes, stated that they have designed a proposed a single-
family residential together with townhomes. The townhomes are located at southern portion of the
property. All issues raised by staff are fully addressable. They seek the opportunity to work along
with Mr. Harvey and staff in formulating responses to the various issues in the staff report. They
are seeking advice on a few issues. One of the issues is the staff request for Centex Homes to do
the construction on 119th Street. Centex homes is prepared to accommodate that request but
needs more information such as design, distances, and cost. Another issue is the type of product;
we have designed a particular type of subdivision that allows for lots and product, which
contemplates being built under your current ordinances. The petitions have been filed.
Larry Peterman, Vice President with Hitchcock Design Group, presented to the Board the land plan
and addressed the density. He stated the gross density is 2.99 units per acre. That is under the
current Comprehensive Plan. The lot sizes are 80x131 or 84x125.
Responding to Mr. Burghard's statement that the School District had called him and were unhappy
with the school site because of the easement for the sewer, Mr. Kevin Stowe, from Centex Homes,
stated that architect for the schools thought it was a 75-foot easement; it's a permanent 25-foot
easement and a 50-foot temporary easement for the construction of the water/sewer line. Larry
Peterman and their architect have talked about refining the plan so that it can be designed with
minimal impact.
Mr. Burghard stated he will need written verification of agreement from the Park District and the
School District.

There were no public comments.
Trustee Calabrese moved to close the Public Hearing and return to the regular business meeting.
Seconded by Trustee Cherry. Vote by roll call. Thomson, yes; Cherry, yes; Calabrese, yes;
Collins, yes; Swa Iwe II , absent; O'Connell, yes. 5 yes, 0 no, 1 absent. Motion Carried.
The hearing adjourned at 8:43 p.m.
