Dear Members of the ARPB:
I live directly across the water from 530 Old School Rd. and I am writing to oppose the approval of the
elevated conversation area with firepit that the owners are requesting. Our cove is one of the smaller
coves in Gulf Stream. 530 may be built to code; however, the appearance from the water vantage point
with the existing landscaping, is that of a structure with a disproportionate amount of hardscape, hard
surfaces and mass relative to the size of the property it was built on. The addition of this very large solid
rectangular elevated conversation area with firepit and a railing several feet above grade only amplifies
that appearance even with additional landscaping. The revision in my opinion, is an imposing structure
in a small space not in character with anything else on our cove or the surrounding neighborhood and so
different from the treatment of any of the other houses' waterside space, that it actually gives the
property a somewhat commercial appearance, like a small hotel, which is not the look of Gulf Stream.
Additionally, these are very small pieces of property. Our quiet neighborhood is completely dependent
upon the good judgement and consideration of its' residents. We all enjoy entertaining, dining and
sitting outside throughout the season. It's a fact that sound waves travel over water, a hard surface, and
are faster the higher up you go producing more, louder noise than that same sound wave at the surface
of the water and yes, inches do make a difference. Grade at 530 is already considerably higher than the
majority of our cove. Do we want to set a president and create a situation that could ultimately
jeopardize our peaceful neighborhood and potentially lead to a much noisier environment for us all or
do we want to work to preserve that peaceful environment we all cherish. Imagine, for example, if
everyone on our cove or in town for that matter, decided they also want to have an elevated
conversation area with a firepit, what would the impact of that be on Gulf Stream? I certainly hope I
never find out. I'm told the reason given for this revision from the original firepit plans that were
approved by this board is that ground water is an issue if the firepit is built at grade. I am confident that
an engineer could find any number of better alternatives than this revision request to solve the ground
water problem.
The culture of any community is fragile. Gulf Stream is a unique community we all enjoy living in.
Changes will occur, it's inevitable; however, it would be a tragedy to see Gulf Stream's charm and
culture erode with those changes.

Ladies and Gentlemen:
I am writing to oppose the granting of a permit for an elevated 120 sq. ft. firepit as an
accessory structure on the above site for the following reasons:
1. In general, firepits that burn wood, including charcoal, are potential fire hazards
and according to the EPA, not goof for the environment and air quality. The fire
particles and smoke that emanate from wood fires are potentially harmful to our
eyes and respiratory systems. Those issues are exacerbated in areas like Gulf
Stream, which are prone to high winds.
2. As the abutting property owner to the immediate west, we could be subject to
smoke ashes and particulate matter blowing in our direction since the open area
of the proposed pit faces west and the prevailing winds in this area flow
east/southeast to the west. Not only could this be dangerous to our health but
also in the case of embers and particulate matter to our property.
3. The proposed size of the structure - 120 sq. ft. — and the elevation — two feet of
masonry and two feet of railing — is (a) unnecessary for a residential firepit; (b)
disproportionately large to the size of the lot; (c) unsightly to the neighbors and
(d) inappropriate in our small neighborhood.
For these reasons, we request that you deny the application and this letter be read
into and become part of the record of these proceedings. I cannot be physically
present at the hearing since I will no longer be in Florida and cannot participate
remotely since I have business conflicts the day of the hearing.
