A RESOLUTION OF THE VILLAGE COUNCIL OF THE
VILLAGE OF KEY BISCAYNE, FLORIDA, APPROVING
VARIANCE REQUESTS FOR SIGNAGE ON THE SHOPPING
CENTER BUILDING LOCATED AT 200 CRANDON
BOULEVARD, KEY BISCAYNE, FLORIDA; PROVIDING
FOR RECORDING; PROVIDING FOR IMPLEMENTATION;
AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Tesaurus Holdings Incorporated has applied for five variances from applicable
Village of Key Biscayne Zoning Code regulations, including Sections 30-191(12), 30-195(2) and 30-
197(a)(1), for signage located on the shopping center building located at 200 Crandon Boulevard,
Key Biscayne, Florida; and
WHEREAS, the Village Council has held the properly noticed public hearing required under
the Village of Key Biscayne Zoning and Land Development Regulations; and
NOW, THEREFORE, BE IT RESOLVED BY THE VILLAGE COUNCIL OF THE
VILLAGE OF KEY BISCAYNE, FLORIDA, AS FOLLOWS:
Section 1. Recitals Adopted. That the recitals as set forth above are hereby adopted and
confirmed.
Section 2. Variance Approval and Conditions.
The following variances are hereby granted, subject to the conditions outlined below:
1. A variance from Code Section 30-195(2) to permit signs on the front of the building
for stores which do not face the front of the property.
2. A variance from Code Section 30-195 (2) to waive the requirement that signs must
face a public street in order to install a wall sign on the south side of the property,
subject to the condition that only one wall sign may be installed.
3. A variance from Code Section 30-195(2) to waive the requirement that signs use
reverse channel letters in order to permit flat letters on signs.
4. A variance from Code Section 30-197(a)(1) to permit signs with different fonts,
colors, and sizes subject to the following conditions:
a. The size of all letters on signs must not be larger than 14 inches;
b. The round logo sign is permitted for Starbuck's only and must not be greater
than 2 feet in diameter. Alternatively, in lieu of the Starbuck's logo,
Starbuck's may provide a flat letter sign with its name using the same color
as all the other building signs; and,
c. The color of all of the signs must be the same, except for the Starbuck's logo
which can be green.
d. The different fonts shown on the Plan (defined below) are permitted.
5. A variance from Code Section 39-191(12) to waive the prohibition of projecting
signs in order to permit projecting signs facing the interior courtyard.
The foregoing variances are approved subject to being installed and maintained in conformance with
those certain Renderings and Specifications prepared by the Bugdal Group entitled "Exterior
Environmental Wayfinding System", pages 1 through 15 ("Plan").
Section 3. Recording. This Resolution shall be recorded prior to the issuance of a
building permit, by the applicant at its expense, in the Public Records of Miami -Dade County. A
copy of the proof of recordation shall be submitted to the Building, Zoning, and Planning
Department prior to issuance of any permits.

Section 4. Implementation. The Building, Planning, and Zoning Directors are hereby
directed to make the necessary notations on the maps and records of the Village of Key Biscayne
Building, Zoning and Planning Department and to issue all permits in accordance with the conditions
of this Resolution. A copy of this Resolution shall be attached to the building permit application
documents.
Section 4. Effective Date. That this Resolution shall be effective immediately upon its
adoption.
