Asphalt; county road None Residents of PCR would not use this access, they would use other options above that are much more direct * CITY OF MCCALL DOCUMENT REFERENCES: At the July 14, 1994 City Council meeting, the CUP was approved for the Middle School : Item 19 e of the CUP dated June 22, 1994: “The Applicant shall contract to dedicate the southernmost 35 feet of the tract to the public for Deinhard Lane at such time a s Deinhard Lane is proposed to be extended to the east of the subject property, but is n ot precluded thereby from using the same for access road construction; no City snow plowing of this or any other on -the -site road should be anticipated.” Item 8 of the CUP dated June 22, 1994: “The southerly property line of this tract would be the cent erline of an easterly extension of Deinhard Lane, should lands to the east and south be developed in a pattern making the extension of Deinhard desirable . Deinhard at this location would be classified as a collector street, which would require a 70 foot right-of-way.” City Council Minutes July 14, 1994, CUP adopted with a few exceptions, including Item VII B 2 (i): “That the condition to provide ROW the extension of Deinhard Lane be modified to dedicate ROW at such time as Deinhard Lane is proposed to be e xtended.” From Roadway to 90 acre parcel fence is approx. 225 feet: Woodlands Drive in Winter • Roadway is even more narrow in winter • Sight lines for entry/exiting driveways is very poor • Numerous “near misses” have been reported at the curve • Becomes a one-lane road if anyone parks on the street for any length of time • Big vehicles/toy haulers are especially problematic • Larger vehicles (eg City plow) and a car cannot pass safely, especially on the curve • At Spring Mountain, Woodlands can be passable while at the other end it is severely rutted and difficult to maneuver into/out of driveways and around obstacles (sun is very different at opposite ends) • The wider the road is plowed, the higher the banks, and the worse the visibility • Current snow storage locations that are now at the stub roads would be eliminated if The Woodlands roads are connected to the proposed Pine Creek Ranch, making snow removal and issues even more problematic
