H-22-129 Ocean Edge, 1 Villages Drive, Map 89 Lot 22 Replace windows and Siding • Tom Devane, Corcoran Jensen, represented the property owners at the meeting • Tom Devane reviewed the proposed project, Building is across from JTs Restaurant and houses the HR and Accounting Departments for Ocean Edge • George confirmed that windows will be white • The current siding is wood clapboard with 4" exposure • Committee requested the material for the siding remain as wood with a 4" exposure • Tom made a motion to approve as amended, Carol seconded the motion • All voted to approve as presented H-22-110 N 8t N Realty, 2689 Main Street, Map 89 Lot 21 Fence • Property Owner, Bud Noyes, was present at the meeting • Proposed fence will start 30 back from 6A, will run 50' at 4' height, then will use a transitional piece to a 6' height and will continue for the remaining • AI DeNapoli, attorney for abutter at 2671 Main Street, submitted a letter for comment. Al also spoke as to the visibility of the fence and wished to point out that the fence would detract from the beauty of the district. Al also raised safety concerns for the cars leaving Winslow Landing • Meredith Baier, Abutter at 2663 Main Street, stated that many customers for Kitchen Cafe turn down Winslow Landing in error as there is not an entrance off of that road. Meredith feels that the fence would lessen the number of cars making U turns on Winslow Landing. • Norman Cantin, Abutter on Winslow Landing, stated that the amount of traffic on Winslow Landing is concerning and that the fence would add to the safety of the neighborhood by lessening the amount of cars that are erroneously on Winslow Landing • Danielle Panzica, Abutter at 2671 Main Street, stated that the opposition is not to the idea of the fence but rather the type and height. Danielle strongly opposes the 6' stockade fence that is proposed • Andrea Wong, Abutter on Winslow Landing, raised concern regarding the width of Winslow Landing. Andrea stated that Winslow Landing is a narrow road to begin with and is concerned that the addition of a fence will decrease the space on an already narrow road. Jane does not feel that a fence would detract from the historic value of the neighborhood Bud Noyes, Property Owner, addressed the visibility issue raised by stating the fence will start 30' from 6A providing plenty of visibility. Bud also stated that Winslow Landing must be kept at 12' wide as a requirement. Bud also corrected the statement that it will be a stockade fence. The proposed fence is a board fence with a flat top, not a picket. • AI DeNapoli, attorney for abutter at 2671 Main Street, stated there is no safety issues raised with the police during the summer months and that a fence would cause a safety issue. Norman Cantin, abutter, wanted it noted that the police were called George Carey asked for clarification on the color of the fence. Bud responded that it will be natural wood not painted • Tom proposed putting a 5" x 5" square post every 6' with a cap on the post. Bud said he was not opposed to the posts with caps to add visual interest to the fence Carol proposed that the 4' high section was extended. Originally proposed as 50', Carol suggested adding 20' to the 4' section. Bud suggested 10' as a compromise between the original proposal and Carol's proposal. This would make the 4' section 60' in length. Carol agreed with this compromise. Danielle Panzica, Abutter, asked for clarification with the changes. Tom stated that the fence would start 30' from 6A, the 4' section of fence would run for 60', it would incline to 6' over an 8' wide section and the 6' high fence would run for the remaining 105' Amendments made by committee: Fence will start 30' from the 6A, Fence will begin at 4' high and will run for 60', a transition piece will increase the height of the fence from 4' to 6' and the remaining fence run will be 6' in height. 5" x 5" square posts with caps every 6'. Fence will be a board fence with the flat top made of natural wood. • Tom made a motion to approve as amended. Carol seconded the motion • All voted to approve as amended H-22-120 Dune Road LLC, 23 Dune Road, Map Lot Fence Approval (shed, outdoor shower approved prior meeting) • In the prior meeting, August 29, 2022 the committee requested to see the areas in which the fence would be located. Solid cedar fence at the west and east sides of property. West side will be whole length of the property and the east side will be half the property and the split rail fence will go across the front of the property Carol made a motion to approve as presented. Change an approved double hung with a picture window (Dining Room Window, #2 on plans) to provide more light Carol motioned to approve as presented, George Seconded the motion All present members approved as presented H-22-129 Jim Liston &Sandra Rosenberg, 74 Weathervanes Way, Map 114 Lot 12 New SFD Peter McDonald, Peter McDonald Architect, represented homeowners at the meeting • Tom confirmed that the windows will have sill, Peter said that they use the 2" historic sill and 5 �/a" x 5" trim Carol confirmed with Peter that the windows will have stud pockets and are not mulled windows Chimney material will be a brick veneer George motioned to approve as presented, Carol seconded the motion All present members voted to approve as presented H-22-131 Frank Farrell, 451 Main Street, Map 16 Lot 12 Solar Abe Boyle, My Generation Energy, represented homeowners at the meeting • Abe stated the panels will not be visible from any public way. Carol confirmed that it is not visible George motioned to approve as presented, Carol seconded the motion All present members voted to approve H-22-133 Alejandro &Plinio Guglielmetti, 1187 Main Street, Map 37 Lot 97 Window Replacement Chad Lohr, Renewal by Andersen, represented homeowners at the meeting Carol asked to confirm the grill pattern.
