The Brewster Old King's Highway Regional Historic District Committee, acting under the Massachusetts General
Laws, Chapter 470, Acts of 1973 as amended, came to order at 7:00 pm virtually being recorded at the Brewster
Town Hall. Committee imembers present were Tom Turcketta (Chairperson), Steven Bergquist and Carol
Appleton, Patricia Bausch, George Carey and Jim Trabulsie were absent.

Roof
• No representation present in the meeting
Carol stated the ,work seem to already be complete when she drove by
Carol moved to'approve as presented, Steven seconded the motion
• All voted to approve as presented

Residing & Window R§eplacement
No representation present in the meeting
Tom reiterated the importance of the Nickerson house to the community and to Brewster History
• Tom stated he Has no problem with the windows being replaced as presented if the applicant agrees to
put the casement and sills on them. Tom also stated that he is not in favor of the 5" vinyl clapboard.
• Carol concurred)that the clapboard is not appropriate for 6A or for the house
Steven also agreed regarding the clapboard
Tom moved to continue the application as presented, Steven seconded the motion
• All voted to continue to the September 19th 2022 meeting

• Applicant was unable to speak during the meeting
Carol asked for clarification on the ownership on the property lines
Committee members requested to see a plot plan showing the exact location of the proposed fence

Dune Road LLC, 23 Dune Road, Map 79 Lot 30
pool House, Outdoor Shower & Fence
• Pete Shannon, Cape Associates, represented the homeowner at the meeting
• Pete stated that,the 6' cedar fence would be located on the west side of the property and on the front
of the property a split rail fence would be installed. A privacy fence would be installed around the
pool/utility '
• Carol asked what the shingles and trim would be, Pete responded that they would be architectural
shingles on the room and white trim
Tom stated there would be a skylight and asked for opinions. Carol stated that it would not be visible
from the road.
Pool house is located at least 75' from Dune Road
• The proposed outdoor shower is painted azek with a vertical v groove with caps, committee felt it
would not be visible
• Committee agreed to review the fence plan at the September 19th 2022 meeting
• Steven moved to approve the pool house and outdoor shower as presented, Carol seconded the
motion
All voted to approve the pool house and out shower as presented and continue the fence until the
September 19th 2022 meeting

Carol stated that she has no objection due to the location of the home
Steven agreed, but questioned if the panels would have black framing or other colored framing
• Tom moved to continue the application as presented, Steven seconded the motion
• All voted to continue to the September 19th 2022 meeting

Garage
• Jamie McGrath, Pine Harbor, represented the homeowner at the meeting
• Carol asked which side would be clapboard, Jamie stated that the side facing the road (long pond)
would be the clapboard side and all other sides would be shingled
• Committee asked for an amendment to the size of the clapboard; 4 or less what matches the existing
home
• Tom asked for clarification on the doors, Jamie stated they were Klinger Doors out of Pennsylvania
Steven asked why the garage is placed at an odd angle on the plans. Jamie stated that an amended site
plan would be submitted to clarify the location of the Garage
Approval pending the updated site plan showing the Garage ridge will be parallel to the ridge on the
house
• Steven moved to approve the application pending the updated site plan is submitted showing the
Garage ridge will be parallel to the ridge on the house, Carol seconded the motion

• Carol moved to,accept as presented, Steven seconded the motion

• Milisa Galazzi, homeowner, was present at the meeting
• Carol and Steven agreed that the sign is appropriate
• Steven moved to accept as presented, Carol seconded the motion

Abe Boyle, My Generation Energy, represented the homeowner at the meeting
• Tom clarified that the address is 44 Old Run Hill and not Run Hill
• All committee members agreed that the home is not visible
• Carol moved to accept as presented, Steven seconded the motion
• All voted to approve as presented

Windows
Jake Roberts, homeowner, was present at the meeting
Original application was for a certificate of exemption, but was requested to come before the
committee due io the lack of the identification on the window grill pattern
• Jake stated the existing windows are original wood frame 12/12 windows and the proposed windows
are colonial style 6/1 grill pattern TDL with spacers
Gliders will be replaced with like for like
Tom stated that;the windows should be a same number grill pattern over the same. Tom gave the
example of 6/6 for the homeowner
• Jake stated he could have grills applied to the windows after the fact as the windows (6/1) had already
been ordered
Committee amendment to include applying the 6 light grill pattern on the lower sash so that the
windows will appear to be 6/6 grill pattern from the exterior
Steven moved tb accept as amended, Carol seconded the motion
• All voted to approve as amended

• Peter McDonald, Peter McDonald Architecture, represented the homeowner at the meeting
• Peter stated that the cottage home had an addition in 1976 that changed the character of the home
adversely. He also stated that the homeowners chimney was struck by lightning
• Carol stated that there is no architectural value present and does not have any concern approving the
demolition
• Tom verified that there is no historic value to the home and the building is in disrepair
• Carol stated the: home is a hodge-podge of architectural styles and offers no value to the neighborhood
• Carol moved to:accept as presented, Steven seconded the motion
• All voted to approve as presented
