Members Present: Mark Hyman, Chairman; Michael DiMascio; John Savignano; Peggy Shaw; Jerry

Mr. Egnatz stated they are requesting a special permit for an accessory family dwelling. He
stated the current home is approx. 2,000 square feet. He stated the addition will add about 720
square feet and the accessory family dwelling will be about 576 square feet and be attached to
the existing home. He stated there will be a second means of egress off the back porch. Mr.
Hyman asked if the septic was all set. Mr. Egnatz stated the house is septic now but there is
sewer there and the plan is to tie into that. Mr. Hyman asked about the smoke detectors being
tied together. Mr. Egnatz stated they spoke to the Fire Department and they will be doing that.
Mr. Hyman asked who would be residing in the accessory family dwelling. Mr. Cooprider stated
his wife’s parents would reside in the accessory family dwelling.
Mr. Hyman asked if there were any public comments and there were none.
Mr. Savignano moved to close the public hearing. The motion was seconded by Mr. DiMascio
and passed unanimously.

Mr. Savignano moved to grant a special permit for an accessory family dwelling on a finding
that the proposed is not substantially detrimental to the neighborhood and that the construction
be in accordance with the plans in the application and that the smokes be interconnected. The
motion was seconded by Mr. DiMascio and passed unanimously.

Mr. Marquedant stated the existing house is on a corner lot. He stated they have 63 feet of
frontage on Hayden Rowe and 93 feet of frontage on Maple Street. He stated the bylaw requires
40 feet of frontage. He stated the existing garage will be removed and the proposed addition will
be in the back of the house. He stated they will be 2.9 feet closer to Maple Street then they
currently are but will be further away on both sides then the garage currently is. Mr.
Archambault stated the reason for the project is an increase to a growing family. He stated this
space will sustain their needs as a growing family. He reviewed the plans for the proposed
addition. He stated it is currently a 3 bedroom and they are proposing to create a new master
bedroom above the new single car garage. He stated one of the existing bedroom will become an
office space for Mr. Snyder whom works from home. Mr. Hyman asked about the hardship. Mr.
Archambault stated they had sent in a letter. Mr. Hyman asked how close the neighboring
houses are to the street. Mr. Marquedant stated house number 1 is closer to the front then they
are.
Mr. Hyman asked if there were any public comments and there were none.
Mr. Savignano moved to close the public hearing. The motion was seconded by Ms. Fleet and
passed unanimously.
Mr. Hyman stated he thinks they meet the requirements for a variance under 210-118.
Mr. Savignano moved to grant a special permit under 210-128a and 210-119 for 7 feet of relief
on the Maple Street side and 4 feet on the Hayden Rowe side and 18 in the front on Maple Street
on a finding it will not be more detrimental to the neighborhood and be in harmony with the
intent of the bylaw and also grant a variance under 210-5e on a finding it would not be
detrimental to the neighborhood and would not derogate from the intent of the bylaw and a
finding the front setback is more conforming then the properties on either side and they also fall

under 210-118 with the condition the construction be consistent with the plans submitted. The
motion was seconded by Mr. DiMascio and passed unanimously.

Mr. Savignano moved to adjourn the meeting. The motion was seconded and passed unanimously.
