Discussion on this item during the APRB meeting consisted of how this would impact the Lot
sizes, given that lots 7 and 8 are the largest on the approved plat. Cary Glickstein, on behalf of
the Owner, stated that the largest lot in the subdivision, lot 7, was going to be reduced due to
input from the Army Corps. of Engineers requiring the seawall to be constructed in a different
location landward of what was originally proposed. This impacts the 'effective lot area' under
the Town Code which is the figure used to determine the permitted 'floor area ratio.'
Glickstein testified that these changes would reduce lot 7 to approximately 24,500 sq. ft. (which
figure includes the change requested in this application) from the originally approved 27,000 sq.
ft. Staff stated that this size is consistent with the size of other cul-de-sac end lots in Place Au
Soleil.
Motion:
Motion to approve the combining of Lots 7 and 8 with a common property line;
eliminating Tract "D"; and retaining a 10' wide drainage easement.

NOTICE OF APPLICATION FOR DEVELOPMENT APPROVAL
NOTICE IS HEREBY GIVEN that the Architectural Review and
Planning Board of the Town of Gulf Stream will hold a Public
Hearing on THURSDAY, MARCH 23, 2023, AT 8:30 A.M., and the Town
Commission will hold a Public Hearing on FRIDAY, APRIL 14, 2023,
AT 9:00 A.M., both in the William F. Koch, Jr. Commission
Chambers of the Town Hall, 100 Sea Road, Gulf Stream, Florida, at
which the following will be considered:
An application submitted by Bluewater Cove -Gulf Stream LLC,
owner of the property located at Bluewater Cove and Avenue
Au Soleil in the Town of Gulf Stream, legally described as
PLACE AU SOLEIL, ADDITION NO 2, TRS B, C & D K/A GREEN SPACE;
LOTS 7 AND 8.
1. Level 3 Architectural/Site Plan Review to combine
Lots 7 and 8 with a common property line (each lot will
increase in width by 10'); and eliminate Tract "D"; retain a
10' wide drainage easement.
The Architectural Review and Planning Board shall make a
recommendation to the Town Commission, and the Town Commission
shall make a final decision regarding the subject application at
the meetings noticed above. These meetings may be adjourned from
time to time and place to place as may be necessary to hear all
parties and evidence.
The complete application materials are on file in the Office
of the Town Clerk located at 100 Sea Road, Gulf Stream, Florida
33483, and may be reviewed during regular business hours, which
generally include non -holiday weekdays from 9:00 A.M. to 4:00 P.M.
ALL PARTIES INTERESTED IN THESE MATTERS may appear before the
Architectural Review and Planning Board and the Town Commission of
the Town of Gulf Stream at the times and place aforesaid and be
heard.
