Discussion:
This is an application tha t was originally heard by the ARPB and deferre d from the March 2023
meeting as the application was insufficient to pro vide a rev iew by the Board. The applicant asked
that the applicatio n be deferred again from April to the May 25, 2023, meeting as they were no t
prepared to present at the A pril meeting. The ARPB then gave a 5-0 reco mmendatio n in favo r of
all appro vals requested, with the co ndition that the propo se d dra inage plans be submitted and
that the trees on the east side of the pro perty, lo cated in the Town's right-o f-way, be remo ved.
The applicant is proposing a single -sto ry ho me well within the max imum permitted FAR. The
front of the new home will co ntinue to face east, and a modified semi -circular driveway with bo th
driveway aprons e ntering on the east side will replace the current driveway configuration that
a ccesses the street on both the front/ east of the home a nd the side/ north.

Included in the roof design are secti ons of flat r oof th at e xceed th e 10% cap as outlined in Secti on
70-99 - Ro of design, slope, and materials . After discussi on at the pre -applicati on meeting with
the applicant, Staff believes this is permitted because they are "used at peaks to reduce r oof
massing" consistent with the language in that section permitting a greater percentage of flat roof
in these circumstances.
The architect has added shutters as required by the T own Code . Shutters were n ot included in a
previous version of the applicati on .

This is an applicatio n that was o riginally heard by the ARPB and deferred from the March 2023
me eting as the applica tion wa s insufficient to provide a review by the Board. The a pplica nt asked
that the application be deferred again fro m April to the May 25, 2023, meeting as they were no t
prepared to present at the April meeting.
After a recent approv al in Applicatio n 22-15 fo r an interio r reno vatio n, new po rtico , and detached
pavilion granted by the ARPB on May 26, 2022, as a Level 2 Archite ctural/Site Plan Review, this
property is being brought ba ck by the same Owners fo r the demo litio n of the ex isting structu re(s)
and construction of a new ho me.
The applicant is pro po sing a single -story ho me well within the maximum permitted FA R. The
front of the new home will co ntinue to face ea st, a nd a modified semi -circular drivewa y with both
driveway apro ns entering on the east side will replace the current driveway co nfiguratio n that

accesses the street on b oth the fr ont/east of the h ome and the side/n orth. An initial plan sh owed
the driveway (not including the aprons) extending into the T own's right of way. The applicant
has modified the driveway to meet the requirements of the T own Code, which is a 5 -f oot setback
for the driveway except for the apr on. The Applicant has als o narr owed the driveway apr ons
from a width of 25' 8" each, totaling 51' 4" which was equivalent to the width of si x commercial
parking spaces . They are n ow 16" each.

I tried to call you, but your phone says you are not accepting calls, and it does not allow me to leave a voicemail . I
wanted to reach out to you to let you know there are a few issues that Staff had when reviewing your application .
1. The driveway except for the apron is required to have a 5' setback . The driveway itself is over the property line
and in the Town's ROW . Also, the aprons are too wide . As the Town has a water line in the ROW, we want to get
away from having a massive stretch of pavers over our water line in the event it needs servicing . Please reduce
these apron widths.
2. The pool setback per 70-74 is 15', not 10'
3. The home does not have shutters
4. The color renderings/elevations are not sufficient to allow for approval . Your presentation before the ARPB
should be much more detailed, or the application will be deferred to the April meeting .
