It was extremely helpful. Traditionally, pie -shaped lot widths are measured at the front setback line. For the Place Au Soleil district, the front setback is 30 feet. As shown on my markup attached, the lot width at the front setback line is approximately 70 feet. Since 30% of this lot width is 21 feet for both side setbacks, the code states that the minimum side setback is 15 feet. Please let me know if you have any questions. Thank you, m a rty Marty R.A. Initial discussions with the applicant detailed an addition that faced the street, adding two additional garage doors to a front elevation that already had two garage doors. Although there is some screening from the roadway given the shape of the lot, the Town's planner opined that this configuration violated the provisions of Section 70-105 (2) that prohibits "three - car garages facing the street" and the applicant revised the plan, adding a third new garage door while turning the structure to have the three new garage doors face the side property line and not the street. Entry to the new garage will be via an extended driveway and motor court that connects to the existing driveway. Section 70-74(b) requires that the driveway be set back five feet from the property line. The application includes 5 feet of grass/landscaping between the driveway and the property line pursuant to this requirement.
