Purpose. The purpose of this ordinance is to amend the official zoning map of the City of Tiffin, Iowa, concerning property locally described as Parcel A - Park Place, Tiffin, Johnson County, Iowa, attached hereto and incorporated herein. Section 2. Amendment. The following legally described property: DESCRIPTION - REZONING PARCEL R-1E TO R-1C A PORTION OF THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER, AND A PORTION OF THE SOUTHWEST QUARTER OF THE SOUTHWEST QUARTER, ALL OF SECTION 22,TOWNSHIP 80 NORTH, RANGE 7 WEST, OF THE FIFTH PRINCIPAL MERIDIAN,TIFFIN,JOHNSON COUNTY, IOWA, DESCRIBED AS FOLLOWS: Beginning at the Southwest Corner of the Northwest Quarter of the Southwest Quarter of Section 22,Township 80 North, Range 7 West, of the Fifth Principal Meridian,Tiffin,Johnson County, Iowa;Thence N00°57'51"W, along the West Line of said Northwest Quarter of the Southwest Quarter of said Section 22, a distance of 521.04 feet;Thence Northeasterly, 585.68 feet along a 800.00 foot radius curve, concave Northwesterly, whose 572.69 foot chord bears N67°44'45"E;Thence Northeasterly 596.52 feet along a 800.00 foot radius curve, concave Southeasterly, whose 582.80 foot chord bears N68°08'03"E;Thence N89°29'44"E, 68.57 feet; Thence S00°30'16"E, 489.66 feet;Thence S57°30'13"W, 227.48 feet;Thence S25°31'44"E, 534.50 feet;Thence S01°19'20"E, 1107.70 feet;Thence Southwesterly, 231.05 feet along a 1800.01 foot radius curve, concave Northwesterly,whose 230.89 foot chord bears S85°58'48"W; Thence S89°39'26"W, 933.18 feet,to a Point on the West Line of the Southwest Quarter of the Southwest Quarter of said Section 22;Thence N01°36'27"W, along said West Line, 1268.33 feet, to the, to the Point of Beginning. Said Zoning Parcel contains 52.33 Acres, and is subject to easements and restrictions of record. Section 3. Repealer. All ordinances or parts of ordinances in conflict with the provisions of this Ordinance are hereby repealed. Section 4. Severability. If any section, provision, or part of this ordinance shall be adjudged to be invalid or unconstitutional, such adjudication shall not affect the validity of the ordinance as a whole, or any section, provision, or part thereof not adjudged invalid or unconstitutional. Section S. Effective Date. This ordinance shall be in effect after its final passage, approval, and posting as provided by law. On the 3 day of January 2017, at a regular meeting of the Tiffin City Council, Tiffin, Iowa, Councilperson Upton introduced Ordinance No. 2017-392, and moved that it be given its first reading. The motion was seconded by Councilperson Havens. Ayes: Upton, Kahler, Ryan, Havens, Nays: None. Four members of the Council being present and having voted "Aye", Mayor Steve Berner declared the motion carried, and Ordinance No. 2017-392, was read the first time, discussed, and placed on record. On the 17th day of January 2017, at a regular meeting of the Tiffin City Council, Tiffin, Iowa, Councilperson Ryan introduced Ordinance No. 2017- 392, and moved that it be given its second reading. The motion was seconded by Councilperson Kahler. Ayes: Upton, Bartels, Havens, Ryan, Kahler. Nays: None Five members of the Council being present and having voted "Aye", Mayor Steve Berner declared the motion carried, and Ordinance No. 2016-392, was read the second time and discussed and placed on record. On the 7th day of February 2017, at a regular meeting of the Tiffin City Council, Tiffin, Iowa, Councilperson Ryan introduced Ordinance No. 2017- 392, and moved that it be given its third and last reading.
