AN ORDINANCE AMENDING THE CODE OF ORDINANCES, CITY OF
RICHLAND HILLS, TEXAS, CHAPTER 12, ZONING, AMENDING
SECTION 5: GENERAL PROVISIONS PARAGRAPH O. HOME
OCCUPATIONS SUBPARAGRAPHS (4) AND (9) BY DELETING
AUTHORIZATION FOR A SIGN ADVERTISING A HOME OCCUPATION
OR SERVICE; AMENDING SECTION 13: C-2 GENERAL COMMERCIAL
DISTRICT PARAGRAPH C. USES PERMITTED BY THE ADDITION OF
SUBPARAGRAPH (72) AUTHORIZING OUTSIDE STORAGE OF
VEHICLES ASSOCIATED WITH A NEW CAR DEALERSHIP AND
AMENDING SECTION 16: SCHEDULE OF DISTRICT REGULATIONS BY
ADDING A NEW SUBPARAGRAPH F. PROHIBITING THE
CONSTRUCTION OF ANY STRUCTURE, CARPORT OR FENCE WITHIN
THE AREA RESERVED FOR THE FRONT BUILDING LINE AND
SETBACK LINE; ORDAINING OTHER MATTERS RELATING TO THE
SUBJECTS; PROVIDING A PENALTY; PROVIDING FOR PUBLICATION
AND PROVIDING AN EFFECTIVE DATE
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
RICHLAND HILLS, TEXAS, THAT:
I.
Chapter 12, ZONING, of the Code of Ordinances, City of
Richland Hills, Texas, is hereby amended by changing the following
sections and paragraphs as follows:
A. SECTION 5: GENERAL PROVISIONS, paragraph O. HOME
OCCUPATIONS is hereby amended by inserting a period
after the word "occupation" in the third line of
subparagraph (4) and deleting the remaining words
"others .district." from the remainder of
the sentence so that said paragraph (4) shall
hereafter read as follows:
"(4) There shall be no exterior alterations which
change the character thereof as a dwelling
and/or exterior evidence of the home
occupation."
Subparagrah (9) of paragraph O. HOME OCCUPATIONS,
is deleted and a new Subparagraph (9) is
substituted as follows:
"(9) No signs of any kind shall be allowed on
premises advertising a home occupation or
service."
B. "SECTION 13: C-2 GENERAL COMMERCIAL DISTRICT,
paragraph C. USES PERMITTED is amended by adding
thereto a subparagraph (72) as follows:
"(72) Outside storage of new, and late model used
automobiles, no more than 3 years old and
customer vehicles in operable condition
associated with a new car dealership.

C. "SECTION 16: SCHEDULE OF DISTRICT REGULATIONS (table
of requirements) is hereby amended so that the table
or schedule shall have an asterisk in the block
labelled "Front"
(feet) - left column. A
subparagraph "f" is added to said section which shall
read as follows:
f - No structure, carport, or fence shall be
constructed beyond the existing main building line of
the house, or front foundation line, whichever is
furtherest back."
II.
The caption of this ordinance shall be published in the official
newspaper of the City of Richland Hills, Texas. In addition, copies
of the ordinance shall be made available by the City Secretary, City
of Richland Hills, Texas upon request, to any person interested
therein.
III.
Any person, firm, or corporation violating any portion of this
ordinance or of the Code of Ordinances, City of Richland Hills, Texas
so amended, shall be deemed quilty of a Class C misdemeanor and shall
be fined a sum not in excess of $1,000.00.
IV.
This Ordinance shall be effective from and after its passage and
publication, and it is so Ordered.
PRESENTED AND PASSED by the City of Richland Hills, Texas by a
vote of 4 "AYES" and 0 "NAYS" and 0 "ABSTENTIONS",
