HomeMy Public PortalAboutSolar Panel Exemption ( 9-27-22)OLD KING’S HIGHWAY REGIONAL HISTORIC DISTRICT COMMISSION EXEMPTION FOR SINGLE-FAMILY RESIDENTIAL FLUSH MOUNTED NON-GLOSSY ALL-BLACK ROOFTOP SOLAR PANEL ARRAY REQUIREMENTS Exemption for flush mounted non-glossy all-black rooftop Solar Panel Arrays that are (a.) to be affixed to the dark shingled roof of a less than seventy-five (75) years of age single-family residential dwelling, (b.) the dwelling is not part of a listed contributing property on the Massachusetts or National Register of Historic Buildings and Sites, (c.) the panels will not be visible from Route 6A, or any other road designated under M.G.L. Chapter 40 Section 15C, or other authority, as a scenic road, and (d.) the dwelling’s roof shingles are a dark color that will blend with the solar panel array; the length of the dwelling’s roof ridgeline is not greater than fifty feet; the dwelling’s height is not greater than thirty-five feet; and the dwelling’s roof pitch ratio is not greater than 7 over 12. The solar panel array must meet the combination of a., b., c., & d., and failure to meet any one of the four above listed requirements shall render the project ineligible for this residential solar panel array exemption. In addition, said exemption shall only apply to rooftop solar panel arrays that can meet all the following additional requirements: Submission of a proper application signed by the dwelling’s owner and installer. Submission of a Certified Plot Plan showing location of the dwelling on its lot. Submission of a plan showing accurately the layout and location for the solar panel array and that the shape is a contiguous rectangular pattern and is not broken up with visual gaps or disjointed sections. The non-glossy black solar panel’s thickness shall not exceed 2 inches. The non-glossy black roof rack and solar panels shall not exceed a combined height greater than six inches. No change to the appearance of the dwelling except for the addition of the solar panel array.
