ANALYSIS:
When a developer is proposing a sub-division in the City, a security deposit must be
submitted to insure that required improvements (i.e., sanitary sewer, water system,
street tree, and/or road improvements) are completed in accordance with approved
plans. After the improvements are completed by the developer, the City is notified by
Los Angeles County Department of Public Works that the improvements have been
completed, inspected, and found to be in compliance with the approved plans.
Once notified by Public Works, the City Council must approve the work that has been
completed, accept the improvements for public use and maintenance and approve the
release of the deposited securities.
CONCLUSION:
The developer (i.e., Classic Home Property, LLC) submitted a cash deposit in the
amount of $39,300 to ensure that road improvements were completed at Parcel Map
No. 070941. The Los Angeles County Department of Public Works notified the City
that the road improvements were completed, inspected and found to be in compliance
with the approved plans (Attachment "A"). Hence, the City can now release the cash
deposit.
FISCAL IMPACT:
None.
