HomeMy Public PortalAboutStatement of Intent and Agreement (SIA) - Explanation Updated 1/23/03 Planned Unit Development – Statement of Intent & Agreement The attached Statement of Intent & Agreem ent (SIA) is a standa rd Village document from which the Developer will modify to craft an SIA to fit their development. The purpose of a SIA is to identi fy the design elements that will be incorporated in the development and the reasons for which a PUD is desired. The SIA will be applicable to those developments previously annexed th at do not specifically address design standards or guidelines. If a property is in the process or has recently anne xed and the annexation agreement details design guidelines, the SIA may not apply. The following checklist outlines possible attachments that may need to be incorporated into the Statement of Intent and Agreement prepared by the Deve loper. The list is intended to give the Developer an idea of the types of attachment s the Village expects but it is not a mandatory list an d it is not inclusive. If th e Developer wishes to attach other documents, not listed here , please feel free to do so. However, the Village will not approve SIA that have non-design or iented aspects such as engineering or recapture attached. Item Development Types Final plat of subdivision. Residential & Non-residential Landscaping plan(s). - If fencing will be incorporated into common areas, the placement of fencing and type of fencing must be detailed on the landscaping plans. - Plan must identify the species, height, diameter, and number of the plantings. - If a Non-residential development see section on ‘Landscape Design’ in the PUD Design Guidelines. Residential & Non-residential Key & through lot plan. Residential Architectural treatments (front, side & rear) for key & through lots. (The Village encourages renderings as well as a written description.) Residential Architectural treatments for all other lots (front, side & rear). (The Village encourag es renderings as well as a written description.) Residential Architectural renderings of building facades & specifications addressing sections B, C, D, & E of section IV in the PUD Design Guidelines for Non-Residential developments. Non-residential Signage plan(s), complete with details on the following, at a minimum: - color(s) (specify the color shade/type or submit samples for the file) - type - placement Residential & Non-residential Park District agreement. Residential Other Residential or Non-residential It will be the responsibility of the Developer to record the Statement of Intent and Agreement with the final plat.
