AN ORDINANCE AMENDING CHAPTER 12 "ZONING" OF
THE CODE OF ORDINANCES, CITY OF RICHLAND HILLS,
TEXAS; AMENDING THE CITY OF RICHLAND HILLS
OFFICIAL ZONING MAP FOR CERTAIN PROPERTY
IDENTIFIED AS LOT 1, BLOCK 1, BERTELSEN ADDITION;
PROVIDING FOR A CHANGE OF ZONING UPON SAID
PROPERTY FROM R-1 (SINGLE FAMILY RESIDENTIAL) TO
R-1L (SINGLE FAMILY RESIDENTIAL - LARGE LOT);
PROVIDING A SEVERABILITY CLAUSE; PROVIDING A
SAVINGS CLAUSE; AND AN EFFECTIVE DATE.
WHEREAS, the Richland Hills Planning and Zoning Commission
conducted a hearing on June 5, 1995 on Zoning Case PZ-95-003,
concerning a request to rezone Lot 1, Block 1, Bertelsen Addition from
its present zoning classification of R-1 to zoning classification R-1L, and
unanimously recommended approval of said requested zoning change; and
WHEREAS, the City Council of the City of Richland Hills, Texas,
conducted a public hearing on June 27, 1995 at which all persons wishing
to speak to the requested zoning change were afforded the opportunity to
do so; and
WHEREAS, the City Council of the City of Richland Hills, Texas,
after consideration of the recommendation of the Planning and Zoning
Commission and public comments and all other relevant factors, has
determined that the proposed zoning change for the above-referenced
property is in the best interests and will promote the general welfare of
the citizens of the City of Richland Hills.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF RICHLAND HILLS, TEXAS:
I.
That the Official Zoning Map of the City of Richland Hills, Texas,
adopted as a part of Chapter 12 "ZONING" of the Richland Hills Code of
Ordinances, be hereby amended to change the zoning classification of the
land known as Lot 1, Block 1, Bertelsen Addition, the City of Richland
Hills, Tarrant County, Texas, also known as 2600 Rosebud Lane, Richland
Hills, Texas, from its present zoning classification of R-1 (Single Family
Residential) to R-1L (Single Family Residential -Large Lot}, and that
the official zoning classification for said property be changed as herein
recited.
II.
Severability Clause. That it is hereby declared to be the intention of
• the City Council that the sections, paragraphs, sentences, clauses and
phrases of this ordinance are severable, and if any phrase, clause,

sentence, paragraph or section of this ordinance shall be declared invalid
or unconstitutional by the valid judgment or decree of any court of
competent jurisdiction, such invalidity or unconstitutionality shall not
affect any of the remaining phrases, clauses, sentences, paragraphs and
sections of this ordinance, since the same would have been enacted by the
City Council without the incorporation in this ordinance of any such
invalid or unconstitutional phrase, clause, sentence, paragraph or section.
III.
Saving Clause. That Chapter 12 of the Code of Ordinances and the
Official Zoning Map of the City of Richland Hills, Texas, as amended,
shall remain in full force and effect, save and except as amended by this
ordinance.
IV.
Effective Date. This ordinance shall be in full force and effect from
and after its passage and publication as provided by the Richland Hills
City Charter and the laws of the State of Texas.
PRESENTED, GIVEN FIRST READING AND APPROVED at a regular
meeting of the Richland Hills City Council on the 27thday of June ,
1995, by a vote of ayes, ~ nays, and 0 abstentions.
