AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING A SPECIAL
EXCEPTION PERMIT FOR OUTDOOR STORAGE AT 1700 OIL WELL ROAD, LOCATED
IN SECTION 9, TOWNSHIP 44 NORTH, RANGE 11 WEST, JEFFERSON CITY, COLE
COUNTY, MISSOURI.
WHEREAS, DoL.ong Inc., owner of the real estate hereinafter described, having
submitted to the City Council an application for a special exception use for outdoor storage,
being located In Jefferson City, Cole County, Missouri, and more particularly described as
follows:
Part of the Northeast Quarter of Section Nine (9), Township Forty Four (44),
Range Eleven (111), (also known as part of John Shorter Survey No. 2622) in
Callaway County, Missouri, and more particularly described as follows: From
the northwest corner of said Section Nine (9); thence North 85 degrees 05
minutes East, along the north line of Section Nine (9), 3266.23 feet to the point
of beginning for this description, said point also being on the southerly line of
the Clarence Sundermeyer property; thence continuing North 85 degrees 05
minutes East, along the section line the southerly of the Sundermeyer tract,
934,82 feet to the westerly right of way line of the M.K. & T. Railroad; thence
South 44 degrees 53 minutes East, along the M.K. & T. Railroad; thence South
44 degrees 55 minutes East, along the M.K. & T. Railroad right-of-way 1583.44
feet to a beginning point of a railroad curve; thence Southeasterly along the
right-of-way of said railroad, on a curve to the left 547.0 feet to the northeast
corner of the Paul and Laura Koch tract; thence South 84 degrees 22 minutes
West, along the said Koch tract, 2409.22 feet to the centerline of Turkey Creek;
thence northerly along the center of Turkey Creek the following courses and
distances: North 6 degrees 51 minutes East, 747.0 feet; thence North 23
degrees 36 minutes East; 210.0 feet; thence North 19 degrees 17 minutes
West, 417.0 feet; thence North 49 degrees 13 minutes West, 167.0 feet; thence
North 6 degrees 60 minutes East, 270.0 feet to the North line of Section Nine
(9) and the point of beginning, Containing in all, 61 .6 acres, mole or less.
Subject to easements of record.
WHEREAS, it appears that in the procedures set forth in the zoning code have been
complied with, as said property owners submitted to the Planning and Zoning Commission
and City Council an application and plan for a Special Exception Use Permit for the above
referenced property.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The Special Exception Use. Permit Application rand Plan propared by Del-ong's,
Jefferson City, Missouri, on file as Case No. 1:104037 in the Jefferson City Planning Division is hereby
approved for the site described above;

SECTION 2. Improvements to the site shall be as depicted on the Special Exception Use
Permit Plan referenced In Section 1. The principal land uses approved for the site are as follows:
outdoor storage for steel products, craneways, and associated vehicle accommodation areas. The
area to be utilized for the uses approved shall be limited to the areas depicted upon the Special
Exception Use Permit Plan referenced above.
SECTION 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.

The City Council of the City of Jefferson, Missouri, will hold a public hearing on Monday,
November 15, 2003 at 6:00 p.m. in the Council Chamber of the John G. Christy Municipal Building,
320 Enst McCarty Street, to consider a Special Exception Use Permit for Outdoor Storage
described herein and for the following property:
SECTION 1: Property Location and Description: The subject properly located at 1700 Oil
Well Road, is described as follows:
Part of the Northeast Quarter of Section Nine (9), Township Forty Four (44), Range
Eleven (11), (also known as part of John Shorter Survey No. 2622) in Callaway
County, Missouri, and more particularly described as follows: From the northwest
corner of said Section Nine (9); thence North 85 degrees 05 minutes East, along the

Exception Use Permit for Outdoor Storage, requested by DeLong, Inc. for the above-referenced
land, located in the M-1 Light Industrial zoning district; in accordance with Exhibit 35-28.4.6.3, and
Section 35-41 B.16 of Chapter 35, Jefferson City Zoning Codo.
