ORDINANCE NO.
AN ORDINANCE OF THE CITY OF ,JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING FROM RS-2 SINGLE-FAMILY RESIDENTIAL TO PUD PLANNED UNIT
DEVELOPMENT, PROPERTY ADDRESSED AS 2000 SCHOTTHILL WOODS DRIVE, LOCATED
IN SCHOTTHILL WOODS SUBDIVISION, JEFFERSON CITY, COLE COUNTY, MISSOURI AND
ENDORSING AN AMENDMENT ON THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE
PLAN TO REFLECT SUCH CHANGE.
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with.
WHEREAS, The zoning ordinance requires consistency between the comprehensive plan and the
zoning map and the proposed zoning change would necessitate a change to the
Comprehensive Plan Development Plan Map.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from RS-2 Single Family Residential
to PUD Planned Unit Development: The Northerly 30 feet of Lot 41 of Schotthill Woods Subdivision -
Section One; per plat of record in Plat Book 11, Page 145, Cole County Recorder's Office, more
particularly as follows: Beginning at the Northwesterly corner of said Lot 41; thence N85"52'32"E,
along the Northerly line of said Lot, 128.96 feet to the Northeasterly corner thereof; thence
S00 003'37"W, along the Easterly line of said Lot, 30.08 feet; thence S85"52'32"W, 126.76 feet to a
point on the Westerly line of said Lot; thence N04"07'28"W, along the Westerly line of said Lot, 30.00
feet to the POINT OF BEGINNING, containing 3,835.8 square feet. Also, Reserve Tract D of
Schotthill Woods Subdivision - Section Two, Book 11, Page 324, Cole County Recorder's Office,
containing 2,446.1 square feet. Containing in all 6,391.9 square feet or 0.15 acre.
Section 2. An amendment to the Comprehensive Plan Development Plan Map is hereby
endorsed to reflect the changes for the area described in Section 1 from Low Density Residential to
Commercial Land Use
Section 3. This ordinance shall be in full force and effect from and after its passage and
approval.

The purpose of the request is to allow off premise sinning fir several existing;

Schotthill Woods Drive. The prolmsed PUD site is approximately 50' x 130'.
The ownership of the Parcel is currently retained by the original developer and
would be transferred loan association upon approval of t he plan.
