ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING A PRELIMINARY AND
FINAL PUD PLANNED UNIT DEVELOPMENT SITE PLAN FOR PROPERTY ADDRESSED AS 2000
SCHOTTHILL WOODS DRIVE, LOCATED IN SCHOTTHILL WOODS SUBDIVISION,JEFFERSON
CITY, COLE COUNTY, MISSOURI
WHEREAS It appears that the procedures set forth in the zoning code relating to zoning have in all
matters been complied with;
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI AS FOLLOWS:
Section 1. The following property is subject to the Preliminary and Final Planned Unit
Development Plan described in Section 2: The Northerly 30 feet of Lot 41 of Schotthill Woods
Subdivision - Section One, per plat of record in Plat Book 11 , Page 145, Cole County Recorder's
Office, more particularly as follows: Beginning at the Northwesterly corner of said Lot 41; thence
N85"52'32"E, along the Northerly line of said Lot, 128.96 feet to the Northeasterly corner thereof;
thence S00"03'37"W, along the Easterly line of said Lot, 30.08 feet; thence S85"52'32"W, 126.76 feet
to a point on the Westerly line of said Lot; thence N04"07'28"W, along the Westerly line of said Lot,
30.00 feet to the POINT OF BEGINNING, containing 3,835.8 square feet. Also, Reserve Tract D of
Schotthill Woods Subdivision - Section Two, Book 11, Page 324, Cole County Recorder's Office,
containing 2,556.1 square feet. Containing in all 6,391 .9 square feet, or 0.15 acre.
Section 2. The Preliminary and Final PUD Plan prepared by Central Missouri
Professional Services, Jefferson City, Missouri, on file as Case No . P04042 in the Office of the City's
Planning Division is hereby approved for the property described in Section 1:
A. Principal Land Uses. Off-premise commercial sign for multiple businesses located in
the Schotthill Woods Subdivision, to include (1) sign area of 90 square feet, single
sided; (2) maximum overall sign height of eight (8) feet from grade;(3) illumination of
the sign in accordance with the approved plan and lighting standards of the zoning
code; (4) landscaping and rear screening of the sign.
B. Common Areas and Public Land. No common areas or new easements are dedicated
with this PUD Plan.
Section 3. The proposed use conforms with the "commercial" land use designation on the
Comprehensive Plan Land Use Map and is compatible with existing surrounding land uses.
Section 4. This ordinance shall be in full force and effect from and after the date of its passage
and approval.
