AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING A TOTAL OF 0.74 ACRE BEHIND LAND TO BE ADDRESSED IN THE 1300 BLOCK OF
WEST STADIUM BOULEVARD; INCLUDING SPECIFICALLY REZONING 0.09 ACRE FROM RD
ONE AND TWO FAMILY RESIDENTIAL TO C-0 OFFICE COMMERCIAL AND REZONING 0.65
ACRE FROM C-0 OFFICE COMMERCIAL TO RD ONE AND TWO FAMILY RESIDENTIAL: ALSO
DESCRIBED AS LOCATED IN SECTION 14, TOWNSHIP 114 NORTH, RANGE 12 WEST,
JEFFERSON CITY, COLE COUNTY, MISSOURI AND ENDORSING AMENDMENTS ON THE
DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN TO REFLECT SUCH CHANGES.
WHEREAS, It appears that the procedures sot forth in the zoning codo, relating to zoning have in
all matters been complied with.
WHEREAS, The zoning ordinance requires consistency between the comprehensive plan and the
zoning map and the proposed zoning change Would necessitate adjustments in the
Comprehensive, Plan Development Plan Map in areas designated for Medium Density

The City Council of the City of Jefferson, Missouri, will hold public a hearing on Monday, April 18,

The original narrative for the zoning map amendment and the comprehensive plan map
amendment which was submitted to the City in April 2004 are being; resubmitted with the;
following revisions:
1 . The RD and CO areas along Stadium Blvd. have been modified
to reflect the revision of the sketch plat which previously had an
access to Stadium Blvd.
2. The RD zoning adjacent to Crcckside Park has been revised to
C2 for 7 lots containing approximately 5.5 acres. Access would
be provided from Creek Trail Drive. This area has developed as a
mixture of commercial and light Industrial. This will rcplat a
portion of Section I Creekside Park. This area was unusable
in the original sketch plat.
