MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING FROM RD ONE AND TWO FAMILY RESIDENTIAL TO C-2 GENERAL COMMERCIAL
5.83 ACRES IN THE 1200 BLOCK OF WEST STADIUM BOULEVARD AND 2400 BLOCK OF WEST
EDGEWOOD DRIVE, ALSO BEING LOCATED IN SECTION 14, TOWNSHIP 44 NORTH. RANGE
12 WEST,JEFFERSON CITY,COLE COUNTY, MISSOURI AND ENDORSING AMENDMENTS ON
THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN TO REFLECT- SUCH
CHANGE.
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with.
WHEREAS, The zoning ordinance requires consistency between the comprehensive plan and the
zoning map and the proposed zoning change would necessitate a change to the
Comprehensive Plan Development Plan Map.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from RD One and Two Fan-lily
® Residential to C-2 General GOITImercial: Part of the East Half of the Northwest Quarter of Section
14, Township 44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri, more
particularly described as follows: From the southwest corner of the East Half of the Northwest
Quarter of the aforesaid Section 14; thence N05 021'14"W, along the Quarter Quarter Section
Line, 2267.28 feet to the POINT OF BEGINNING for this description; thence continuing along
the Quarter Quarter Section Line, N05 021'14"W, 448.84 feet to a point intersecting the
southerly line of the Edgewood Drive right-of-way as described by deed of record in Book
370, page 789, Cole County Recorder's Office; thence N86034'36"E, along said Edgewood

The City Council of the City of Jefferson, Missouri, will hold public a hearing on Monday, April 18,
2005 at 6:00 p.m. in the Council Chamber of the John G. Christy Municipal Building, 320 East

of Jefferson, Cole County, Missouri, more particularly described as follows: From

Tile original narrative for the zolling illap alllendl1lent and the conlprchcnsive plan nlap
amendment which was submitted to the City ill April 2004 are being resubmitted with the
following; revisions:
1 . The RD and CO areas along; Stadium Blvd. have been modified
to reflect the revision of'the sketch plat which previously had an
access to Stadium Blvd.
2. The RD zoning adjacent to Creckside Park has been revised to
C2 for 7 lots containing approximately 5.5 acres. Access would
be provided from Creek Trail Drive. This area has developed as a
mixture of commercial and light industrial. This will replat a
• portion of Section 1 C;reekside Park. This area was unusable
in the original sketch plat.
