AN ORDINANCE OF THE CITY OF RICHLAND HILLS,
TEXAS, ADOPTING A NEW OFFICIAL ZONING MAP;
REPLACING THE CURRENT OFFICIAL ZONING MAP OF
THE CITY DATED JANUARY 31, 1990; PROVIDING A
SEVERABILITY CLAUSE; PROVIDING A SAVING CLAUSE
AND AN EFFECTIVE DATE.
WHEREAS, the City Council of the City of Richland Hills, Texas, has heretofore
adopted an Official Zoning Map for the City dated January 31, 1990, pursuant to the
provisions of Subsections B, C, D, E, F and G of Section 5 "GENERAL PROVISIONS"
of Chapter 12 "ZONING" of the Code of Ordinances of the City of Richland Hills, as
amended; and
WHEREAS, since that time, numerous changes have been made to the Official
Zoning Map because of rezonings of certain parcels, replats, amending plats and
other official actions; and
WHEREAS, because of such changes, the existing Official Zoning Map of the
City has become outdated and difficult to apply; and
WHEREAS, the City Council of the City of Richland Hills, Texas, has caused a
new, updated Official Zoning Map to be prepared by Strategic Resources Group of
• Arlington, Texas, a copy of which is attached hereto as Exhibit "A"; and
WHEREAS, it is the desire of the City Council of the City of Richland Hills,
Texas, by this ordinance, to officially adopt the new, updated Official Zoning Map
attached hereto as the Official Zoning Map of the City of Richland Hills, Texas,
pursuant to the provisions of Subsection G "OFFICIAL ZONING MAP
REPLACEMENT" of Section 5 "GENERAL PROVISIONS" of Chapter 12 "ZONING" of
the Code of Ordinances of the City of Richland Hills, Texas, as same have been from
time to time amended.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF RICHLAND HILLS, TEXAS:
I.
That the "Official Zoning Map" attached hereto as Exhibit "A", bearing the date
10/20/98, and incorporating all zoning district changes approved by the City Council
as of June 23, 1998, be and the same is hereby adopted as the Official Zoning Map
for the City of Richland Hills, Texas, from and after the effective date of this
ordinance, pursuant to the provisions of Subsection G "OFFICIAL ZONING MAP
REPLACEMENT" of Section 5 "GENERAL PROVISIONS" of Chapter 12 "ZONING" of
the Code of Ordinances of the City of Richland Hills, Texas, and shall be subject to
and interpreted in accordance with all of the provisions contained in said code of
ordinances. The existing Official Zoning Map of the City of Richland Hills, Texas,
dated January 31, 1990, shall, on the date that the new, updated Official Zoning Map
attached hereto as Exhibit "A" becomes effective, be thereby superseded in all
• respects.

Severability Clause. That it is hereby declared to be the intention of the City
Council that the sections, paragraphs, sentences, clauses and phrases of this
ordinance are severable, and if any phrase, clause, sentence, paragraph or section of
this ordinance shall be declared invalid or unconstitutional by the valid judgment or
decree of any court of competent jurisdiction, such invalidity or unconstitutionality
shall not affect any of the remaining phrases, clauses, sentences, paragraphs and
sections of this ordinance, since the same would have been enacted by the City
Council without the incorporation in this ordinance of any such invalid or
unconstitutional phrase, clause, sentence, paragraph or section.
III.
Saving Clause. That the Code of Ordinances, City of Richland Hills, Texas, as
amended, shall remain in full force and effect, save and except as amended by this
ordinance.
IV.
Effective Date. This ordinance shall be in full force and effect from and after
its passage and publication as provided by the Richland Hills City Charter and the
laws of the State of Texas.
PRESENTED, GIVEN FIRST READING AND APPROVED at a regular meeting of
• the Richland Hills City Council on the 27th day of October 1998, by a vote
of ayes, nays, and 0 abstentions.
