Proiect Description The proposed development would construct four (4) two (2) unit townhomes for a total ofcight (8) residential ('amily dwelling units on a 1.82 acre site situated on 'fanner Bridge: Road, south of Ellis Boulevard. The type of construction would be single story wood frame with exterior beim, a combination of brick veneer and siding. The roof would be architectural composite asphalt shingle. The development would be comprised of one (1 ) platted lot to be owned by the association with individual ownership planned for each dwelling unit. A public street, approximately 270 feet long would be dedicated and constructed as a part of tile piatting process. with necessary sanitary sewer, stormwatcr and other utilities. The association would maintain the common area with a detailed landscaping plan with irrigation system to be included with the planned development process. All direct access to the units will be from Double Eagle Court. No drive access would be allowed from Tanner Bridge Road. Two (2) basic styles of units are planned, with all units to have a two (2) car attached garage. The two types of units would have 1,375 sq. fl, and 1,610 sq. fl. respectively, and where the site allows, there may be a portion of a walkout basement finished depending upon the ovvnc►•'s need. (h.) Concept Site Plan A conceptual Site flan is attached showing the lot, proposed street and existing infrastructure. All utilities are ►rvailablo.
