AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING THE PRELIMINARY
AND FINAL PUD PLAN FOR 1907 BOGGS CREEK ROAD, LOCATED ON LOT 437 IN LANDWEHR
HILLS SUBDIVISION, SECTION 11.
WHEREAS, Landwehr Entorprises, owners of the real estate hereinafter described, having
submitted to the City Council a Preliminary and Final PUD Plan of said real estate, being located in
Jefferson City, Cole County, Missouri, and more particularly described as follows:
Property located on Lot 437 in Landwehr Hills Subdivision, Section 11, Township 44
North, Range 11 West in the City of Jefferson, Missouri, per plat of record in Plat Book
11, Page 539, Cole County Recorder's Office.
WHEREAS, it appears that the procedures set forth in the zoning code relating to zoning have
in all matters been complied with, as said property owners submitted to the Planning and Zoning
Commission and City Council a Preliminary and Final PUD Plan for the above referenced property..
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. The Preliminary and Final PUD Plan prepared by Central Missouri
Professional Services, Jefferson City, Missouri, on file as Case No. P04036 in the Jefferson City
Planning Division is hereby approved for the above land referenced herein.
SECTION 2 The following principal land uses are approved for the site: Salon and day spa,
other personal service uses, office uses.
SECTION 3. Common Areas and Public Land. No common areas are proposed and no
lands are dedicated to public use with this PUD Plan.
SECTION 4. This ordinance shall be in full force and effect from and after the date of its
passage and approval.

The City Council of the City of Jefferson, Missouri, will hold a public hearing on Monday,
November 15, 2004 at 6:00 p.m. in the Council Chamber of the John G. Christy Municipal
Building, 320 East McCarty Street, to consider a Preliminary and Final PUD Plan as
described herein for the following property:
Section 1. Property Location and Description is 1907 Boggs Creek Road; described
as Lot 437 in Landwehr Hills Subdivision, Section 11 in the City of Jefferson, Missouri, per
plat of record In Plat Book 11, Page 539, Cole County Recorder's Office.

This project involves construction 01'a new 3,300 s.f', single story building to serve as a
salon and day spa. The building will be wood frame, slab-on-grade construction with a
brick front and siding on the rear and sides. The roof will be asphalt shingle construction,
Parking for 22 cars (2 handicapped accessible) will be provided. The parking lot will be
asphalt paving with concrete curb and gutter. five red maple trees will be provided in
accordance with the City of'Jeticrson's parking lot shade requirements. The parking lot
will lighted by two building mounted lights on the front of the building. Signage will be
provided via a 48" high by 84" long, groUnd-mounted, brick veneer sign located at the
southwest (front-right) corner of the site. The sign will be angled so that it is visible from
bath Boggs Crock Road and Eastland Drive.
Hie overall appearance and character of tlic building and site improvements will be similar
to and compatible with other existing developments on the street.
