AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING,
AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF
JEFFERSON, BY REZONING 3.58 ACRES ADDRESSED AS 3300-3500 BLOCK OF WEST
EDGEWOOD DRIVE, LOCATED IN SECTION 11, TOWNSHIP 44 NORTH, RANGE 12
WEST, JEFFERSON CITY, COLE COUNTY, MISSOURI FROM RA-1, MULTI-FAMILY
RESIDENTIAL TO C-2, GENERAL_ COMMERCIAL; AND ENDORSING AN AMENDMENT
ON THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN TO REFLECT
SUCH CHANGE.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE
RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH,
WHEREAS, THE ZONING ORDINANCE REQUIRES CONSISTENCY BETWEEN THE
COMPREHENSIVE PLAN AND THE ZONING MAP AND 'THE PROPOSED ZONING
CHANGE WOULD NECESSITATE A CHANGE TO THE COMPREHENSIVE PLAN
DEVELOPMENT PLAN MAP.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1 . The following described real estate is rezoned from RA-1 , Multi-Family
Residential to C-2, General Commercial:
Part of the Northeast Quarter of the Northwest Quarter of Section 16, Township
44 North, Range 12 West, in the City of Jefterson, Cole County, Missouri, more
particularly described as follows: From the southwest corner of the Northeast
Quarter of the Northwest Quarter of said Section 16; thence N6"00'22"W, along
the Quarter Quarter Section Line, 405.90 feel to the southerly line of the West
Edgewood Drive right-of-way, of record in Book 428, page 712, Cole County
Recorder's Office;thence along said West Edgewood Drive right-of-way line the
following courses: N88 024'33"E, 86.92 feet; thence N58u58'44"E, 188.93 feel;
thence N82 47'40"E, 640.00 feet to the POINT OF BEGINNING for this
description; thence N7 012'20"W, 150.00 feet; thence N82°47'40"E, 522.94 feet
to a point on the east line of the Northwest Quarter of the aforesaid Section 16;
thence S5°58'09"E, along the aforesaid West Edgewood Drive right-of-way line
and leaving said right-of-way line on a southern extension thereof along the
Quarter Section Line, 300.00 feet; thence N82'47'40"W, 516.47 feet; thence
N7°12'20"W, 150.00 feet to the POINT OF BEGINNING. Containing 3.58
acres.
SECTION 2. This ordinance shall be in full force and effect from and after its passage
and approval.
SECTION 3. The amendment to the Comprehensive Plan Development Plan Map is
hereby endorsed to reflect the change for the area described in Section 1 from Low Density
Residential to Commercial.
