AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF EL MERCADO DEVELOPMENT - SECTION SIX, A
SUBDIVISION OF THE CITY OF JEFFERSON, MISSOURI
WHEREAS, Robert E. and Constance W. Pope, Trustees, owners of the real estate
hereinafter described, having submitted to the City Council a plat of said real estate, being
located in Jefferson City, Cole County, Missouri, and more particularly described as follows:
Part of the South Half of Section 4, Township 44 North, Range 12 West, in the
City of Jefferson, Missouri, more particularly described as follows:
BEGINNING at the northwesterly corner of Lot 10, of El Mercado Development,
Section Five, as per plat of record in Plat Book 12, page 252, Cole County
Recorder's Office; thence S03 030'16"E,along the westerly boundary of said Lot
10, 226.75 feet to the southwesterly corner thereof; thence N86"E29'59"E,
along the southerly boundary of said Lot 10, 300.10 feet to the northwesterly
corner of Lot 7 of El Mercado Development, Section Two, as per plat of record
in Plat Book 11 , page 753, Cole County Recorder's Office; thence S05 059'39"E,
along the westerly boundary of said Lot 7, 201.05 feet to the southwesterly
corner thereof and said corner being a point on the northerly line of an 80 foot
wide public street right-of-way known as Amazonas Drive; thence S85°07'05"W,
along the northerly line of said Amazonas Drive right-of-way, 597.02 feet to the
southeasterly corner of Lot 3 of El Mercado Development, Section One, as per
plat to record in Plat Book '11 , page 402, Cole County Recorder's Office; thence
NO3°551 6"W, along the easterly line of said El Mercado Development, Section
One, 441 .99 feet to the northeasterly corner of Lot 4 thereof and said corner
being a point on the southerly line of an 80 foot wide public street right-of-way
known as West Truman Boulevard; thence N86 029'44"E, along the southerly
line of said West Truman Boulevard right-of-way, 291.23 feet to the POINT OF
BEGINNING. Containing in all 4.34 acres.
WHEREAS, it appearing that said plat has been fully and properly signed and
accepted by the owners of said subdivision, known and referred to as the Plat of El Mercado
Development - Section Six, that all taxes have been paid, and that in all respects the
requirements of Chapter 445, RSMo, entitled "Plats" have been fully complied with by the
owners of said subdivision, and that in all respects the requirements of the Planning and
Zoning Commission of the City of Jefferson, Missouri, relating to plats and subdivisions have
been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF -1'-HE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1 . That portion of the plat of El Mercado Development - Section Six, lying,
being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by
the said plat attached hereto and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri. -
SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the
City of Jefferson,
SECTION 3. This ordinance shall be in full force and effect from and after the date of
its passage and approval.

Planning and zoning.,Commission originally approved the Preliminary Plat for the FA Mercado development
subdivision on Nllay 1'2, 1988.

On .filly 8, 1999 the Planning m►d /,inning Commission approved a rw.oning of approximately 6.09
acres on the southwest corner of West Trtnnan Boulevard and Alameda Drive from C-4, Planned Commercial
to C'-I, Neighborhood Commercial. The proposal was subsequently approved by the City Council on
September 8, 1999 by Ordinance No. 12974.

The final Plat of Section Six proposes to continue with the construct Ion ofa Coll nlurcial subdivision
containing two lots and one reserved tract upon 4.43 nacres, all zonal C-I, Neighborhood Commercial.
Access lOr the Suhclivision is available from both West,1'ruillai i Boulevard and Amazonas Drive, as all lots
have street frontage to either West Truman Boulevard or Amazonas Drive. The proposed final Plat does
conform to the approved Preliminary Plat of 1-1 Mercado Subdivision.

Section 3 -S of the Subdivision Code, RegardinFinal Plats
All items required by,Section 33-8 Final Plat Contents have been addressed on the Final Plat and the
Final Plat generally conforms to the approved Preliminary Plat. All lots meet or exceed the minimum
requirements of'the Zoning Code for the C-1 District, till information pertinent to review by Planning staff
have been addressed. No improvements plans were required as the infrastructure is existing.
Section 33-9 of the Subdivision Code,_Construction of Sidewalks
The construction of sidewalks does not apply to this subdivision as there are no revisions to the
preliminary plat required and the plat was approved by the Planning and Zoning Commission prior to the
passage of the sidewalk ordinance.
Recommendation;
Planning staff recommends approval of the Final Plat of I�1 Mercado Subdivision, Section Six,
subject to recommendations from I-ngineering Division.
