ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE FINAL PLAT OF COVINGTON GARDENS SUBDIVISION, SECTION
FOUR, A SUBDIVISION OF THE CITY OF JEFFERSON.
WHEREAS, G.T.L.R. Development Corporation, owners of the real estate hereinafter
described, having submitted to the City Council a plat of said real estate, being located in
Jefferson City, Cole County, Missouri, and more particularly described as follows:
Part of the Northwest Quarter of the Northwest Quarter of Section 20, Township
44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri, more
particularly described as follows:
BEGINNING at the Northwest corner of said Section 20; thence S88 021'51"E,
along the northerly section line of said Section 20, 1219.63 feet to the northwest
corner of Lot 84 of Covington Gardens Subdivision Section One, as per plat of
record in Plat Book 11 , page 932, Cole County Recorder's Office; thence
southerly along the westerly boundary of said Covington Gardens Subdivision
Section One the following courses: S02 004'21"W, 149.29 feet; thence
S01 15'30"W, 60.01 feet; thence S01°49'26"W, 777.54 feet; thence
S47°17'26"W, 196.40 feet; thence S01°49'26"W, 146.58 feet; thence leaving
the westerly boundary of said Covington Gardens Subdivision Section One,
N40°111 7"W, 104.59 feet, thence N77 004'57"W, 713.33 feet; thence
N88°10'34"W, 314.64 feet to the westerly section line of said Section 20;
thence NO2 006'00"E, along the section line, 1052.21 feet to the POINT OF
BEGINNING. Containing in all 30.96 acres.
WHEREAS, it appearing that said plat has been fully and properly signed and
accepted by the owners of said subdivision, known and referred to as the Final Plat of
Covington Gardens Subdivision, Section Four that all taxes have been paid, and that in all
respects the requirements of Chapter 445, RSMo, entitled "Plats" have been fully complied
with by the owners of said subdivision, and that in all respects the requirements of the
Planning and Zoning Commission of the City of Jefferson, Missouri, relating to plats and
subdivisions have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1 . The Final Plat of Covington Gardens Subdivision, Section Four lying,
being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by
the said plat attached hereto and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.

SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the
City of Jefferson.
SECTION 3. This ordinance shall be in full force and effect from and after the date of

Subject: Covington Gardens Subdivision Section Four (4)-Status of Review of
Improvement Plans
Janice-
As per your request, please find listed tho following comments in regard to the latest review of the
above roferencod improvement plans
submitted for review;
1. Temporary turnarounds were not shown at the end of Hastings Load and at the end of
Buckingham Park.
2. As per the approved preliminary plat, sanitary sower extensions w/ easements are shown
to serve property to the west of the subdivision and to the
northwest of the subdivsion (Chamber of Commerce property). The final plat indlcato$
sanitary sower oasoments in these areas but no improvements
are designed to provide service extension to adjacent property. In order to insure that these
extensions are constructed in conjunction with the
proposed development, the Department of Community Development Engineering Divsion
has made the recommendation and offer that the City of
Jefferson provide the developer with materials necessary to construct these extension
improvements.
3. Comments in regard to drainage improvements throughout the subdivision (enclosure of
drainage systems through backyards of many of the lots)
have been addressed on the latest submittal of the improvement plans.
