ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF MELODY HILLS SUBDIVISION, SECTION THREE, A
SUBDIVISION OF THE CITY OF JEFFERSON.
WHEREAS, Capital City Construction, owner of the real estate hereinafter described,
having submitted to the City Council a plat of said real estate, being located in Jefferson City,
Cole County, Missouri, and more particularly described as follows,:
Part of the Southwest Quarter of the Southwest Quarter and part of the
Northwest Quarter of the Southwest Quarter of Section 34, Township 45 North,
Range 12 West, City of Jefferson, Cole County, Missouri, more particularly
described as follows: BEGINNING at the Northwest corner of said Southwest
Quarter of the Southwest Quarter of Section 34; thence N881641"E, along the
southerly line of a tract described by deed of record in Book 439, page 625,
Cole County Recorder's Office, 330.00 feet to the southeasterly corner thereof;
thence N01°43'19"W, along the easterly line of said tract described in Book
439, page 625 and the extension thereof, 253.69 feet to westerly side of
Schumate Chapel Road; thence S39"41'16"E, along the westerly side of
Schurnate Chapel Road, 102.96 feet; thence S31 01 1'16"E, along the westerly
side of Schurnate Chapel Road, 200.64 feet; thence S35"25'25"E, along the
westerly side of SchUt-nate Chapel Road, 496.01 feet to a point on the
extension of the northerly line of Melody Hills Subdivision Section 2, as per Plat
Book 12, page 296,Cole County Recorder's Office; thence S88"1 1'38"W, along
the extension of and along the northerly fine of said Melody Hills Subdivision
Section 2, 761 ,45 feet to the northwesterly corner thereof, said corner also
being a point on the westerly line of said Section 34; thence N01°39'20"W,
along the section line, 396.03 feet to the POINT OF BEGINNING.
Containing in all 6. 19 acres.
WHEREAS, it appearing that said plat has been fully and properly signed and
accepted by the owners of said subdivision, known and referred to as the Plat of Melody Hills
Subdivision Section Three, that all taxes have been paid, and that in all respects the
requirements of Chapter 445, RSMo, entitled "Plats" have been fLJIIY complied with by the
owners of said Subdivision, and that in all respects the requirements of the Planning and
Zoning Commission of the City of Jefferson, MiSSOLIfi, relating to plals ;ind subdivisions have
been complied with.
NOW, THEREFORE, BE IT ENACTED BY T11E COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1 . That portion of the plat of Melody Hills Subdivision, Section Three lying,
being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by
the said plat attached hereto and Made a part of this ordinanc(;, is heroby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the
City of Jefferson.
SECTION 3. This ordinance shall be in full force and effect from and after the date of
