ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING 31.14 ACRES ADDRESSED AS 300 - 500 BLOCK OF ROCK HILL ROAD, LOCATED
IN SECTION 34, TOWNSHIP 45 NORTH, RANGE 12 WEST, JEFFERSON CITY, COLE COUNTY,
MISSOURI AS FOLLOWS:2.70 ACRES FROM RC CONSERVATION TO RA-2 MULTIPLE FAMILY
RESIDENTIAL;15.65 ACRES FROM M-1 LIGHT INDUSTRIAL TO RA-2 MULTIPLE FAMILY
RESIDENTIAL; AND 12.79 ACRES FROM M-1 LIGHT INDUSTRIAL TO C-2 GENERAL
COMMERCIAL AND ENDORSING AN AMENDMENT ON THE DEVELOPMENT PLAN MAP OF THE
COMPREHENSIVE PLAN TO REFLECT SUCH CHANGE.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE
RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
WHEREAS, THE ZONING ORDINANCE REQUIRES CONSISTENCY BETWEEN THE
COMPREHENSIVE PLAN AND THE ZONING MAP AND THE PROPOSED ZONING CHANGE
WOULD NECESSITATE A CHANGE TO THE COMPREHENSIVE PLAN DEVELOPMENT PLAN
MAP.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. The following described real estate is rezoned from RC Conservation District to
RA-2 Multiple Family Residential District:
Tract A Description: Part of the West Half of the SOL11.110.@St Quarter of Section 34,
Township 45 North, Range 12 West, in the City of Jefferson, Cole County, Missouri,
more particularly described as follows: From the northeast corner of the West Half of
the Southeast Quarter of said Section 34; thence S05.46'1 XE, along the east line of
the West Half of the Southeast Quarter of said Section 34 and the west line of
Riverview Cemetery, 225.00 feet to the POINT OF BEGINNING for this description;
thence S05046'1 3"E, continuing along the east line of the West Half of the Southeast
Quarter of said Section 34 and the west line of Riverview Cemetery, 175,01 feet;
thence S84'39'02"W, 670.71 feet; thence N06'06'21"W, 175.02 feet; thence
N84'39'02"E, 671.74 feet to the POINT OF BEGINNING. Containing 2.70 acres.
