AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING,
AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF
JEFFERSON, BY REZONING 0.53 ACRES LOCATED AT 1101 SOUTHWEST
BOULEVARD, LOCATED IN SECTION 12, TOWNSHIP 44, RANGE 12 WEST, COLE
COUNTY, MISSOURI FROM RA-2 RESIDENTIAL TO PUD PLANNED UNIT
DEVELOPMENT AND APPROVING A PUD PLANNED UNIT DEVELOPMENT PLAN FOR
THE PROPERTY.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE
RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. The following described real estate is rezoned from RA-2 Residential to
PUD, Planned Unit Development:
Part of the Southwest quarter of the Southwest quarter of Section 12, Township
44, Range 12, in the City of Jefferson, Cole County, Missouri, more particularly
described as follows: From the southeast corner of the Southwest quarter of
the Southwest quarter of said Section 12; thence North 89 degrees 34 minutes
30 seconds West, along the Section line, 309.77 feet, to the easterly line of
Southwest Boulevard; thence along the easterly line of said Southwest
Boulevard, on the following courses and distances: North 0 degrees 02 minutes
West, 76.27 feet; thence on a curve to the left having a radius of 994.75 feet,
184.79 feet, to the beginning point of this description; thence continuing on said
curve to the left having a radius of 994.75 feet, 87.75 feet; thence North 15
degrees 45 minutes west, 72.43 feet, to the southerly line of a 60 foot road;
thence South 89 degrees 37 minutes east, along the southerly line of said 60
foot road, 172.78 feet; thence South 6 degrees 39 minutes 54 seconds east,
138.08 feet; thence South 83 degrees 33 minutes 59 seconds west, 150.00
feet, to the easterly line of said Southwest Boulevard, and the beginning point
of this description. Containing 0.53 acres.
SECTION 2. The following described Planned Unit Development Plan is hereby
authorized:
The conversion of the existing building addressed as 1101 Southwest
Boulevard for use as an extension of the adjacent Merrel University for the
purpose of a skin care instructional facility, and to allow the future use of the property
for the following land uses: (1) All (P) Permitted Uses of the C-0 Office Commercial
Zoning District; (2) Vocational and Technical Schools, Business Schools, Post
Secondary Colleges, University; (3) Incidental sales of products used in the
professions of a trade school and to licensed professionals of the associated programs
conducted from the subject site; however not including general retail sales to the
public; (4) Health and fitness uses, and (5) Dormitory or apartment uses for up to 50%
of the building, restricted to one floor of the building, not to be accessed from any side
of the building facing Southwest Boulevard;
SECTION 3. This ordinance shall be in full force and effect from and after its passage and
approval.

Rezoning of Property and Approval of a PUD Plan
The City Council of the City of Jefferson, Missouri,will hold a public hearing on Monday, July
15, 2002 at 6:00 p.m, in the Council Chamber of the John G. Christy Municipal Building, 320 East
McCarty Street, to consider Rezoning property located at 1101 Southwest Boulevard from RA-2
Multiple Family Residential/Conditional Use Office to PUD Planned Unit Development, such real
estate beina described as follows:
Part of the Southwest quarter of the Southwest quarter of Section 12, Township 44,
Range 12, in the City of Jefferson, Cole County, Missouri, more particularly

Property owner would like to change this zoning to a PUD which would allow the following:
All uses as are permitted by the C-0 zoning plus the additional special uses:
• Vocational and Technical Schools: 13usiness Schools, Post-Secondary Colleges,
University. The building is intended to be used as a skin care instructional facility. This
use is consistent with the existing Mcrrel University use immediately adjacent and to the
rear of this property.
• Wholesale Sales. The building could be used at some Inter date ('or non retail sales of
products used in the professions of the trade school. This would not be a retail sales
operation for end users to purchase products unless it was incidental to the service the
school:. provides. It is intended to be an office where orders are taken and shipped out to
the licensed professionals of the program.
• Ilealth and Fitness Uses. The building could be used at some later date for health and
fitness exercise cquipmcnt uses.
• Dornr/apar•tnrcnt. Already consistent with the current zoning, this building could be
used at some later date for conversion to dorm or apartment uses of no greater than 50%
of the building and fewer than 5 units for the convenience of the schools student's.
