WHEREAS, THE ZONING ORDINANCE REQUIRES CONSISTENCY BETWEEN THE COMPREHENSIVE PLAN AND THE ZONING MAP AND THE PROPOSED ZONING CHANGE WOULD NECESSITATE A CHANGE TO THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN . NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The following described real estate is rezoned from RS-2 Single-Family Residential to RD Two-Family Residential; Lot No. 6 of Fairland Village Estates, Section 1, Per Plat of Record in Plat Book 8, Page 63, Cole County Recorder's Office; said Fairland Village Estates, Section 1, being a subdivision of part of the northeast quarter of the northwest quarter of Section 17, and part of the Southeast Quarter of the Southwest quarter of Section 8, all in Township 44 North, Range 12 West. Subject to restrictions and easements of record. Containing 0.42 acres. SECTION 2. This ordinance shall be in full force and effect from and after its passage and approval. SECTION 3. McCarty St. r OLVELUPNE7JT Jelkrson City, Mo. 65101 Dear Ms. McMillan: Regarding Case No. P02032 (A) and (B) and Case No. P02033, Nvc would like the following continents relayed to the Jefferson City Planning and Zoning Commission for their consideration at their 'Thursday, August 8, meeting: 1. Case No. P02033 -- the rezoning of Lot 6 of Fairland Estates - 1017 So. Country Club Dr. from RS-2 single family to RD multi-fanvly We are adamantly opposed to the rezoning. We purchased the property at 1009 So. Country Club several years ago to use as a starter home for our children and as an investment believing that area would appreciate in value. The City of'Jefrerson since then is in the process of reroutj ng traffic from Fairgrounds Rd. onto So. Country Club to alleviate tragic by the schools - we understand the City felt this necessary for safety reason.; and we have accepted that although the increased traffic will have an adverse affect on the appreciation of our property. We strongly believe that changing zoning and creating more multi-family rental units in that area will further adversely affect our property. We currently own property that is located in the county which is included in the proposed annexation plan by the City of JCffersoll. We support the annexation proposal because we believe gro�vth is necessary for the City. When people have asked us why we would want to own property within the City we have told them one of the advantages is you have the protection of z.ordng to maintain your property values. Please rnake that a true statement! T1ie owners of the lot requesting rezoning recently purchased that lot. They knew or should have f known that the lot was zoned for a single Family residence. The fact that two older duplex's are located further down the road (which were there prior to coming into the city limits) should riot allkt yotir decision to rezone lot 6 since there are t many more single family homes in the same area. 2. Case No. 802032 (A) and (13) - changutg density from low to high We oppose the request to change the demsity on lot 6. Farther i It is our understanding that the City staffrequest to amend lots Lots 7, K, and part of 9 is to con-ectly reflect the two older Duplex's on lots 7 and R.
