AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI,ACCEPTING AND APPROVING THE
AMENDED FINAL PUD SITE PLAN FOR 2304 ROUTE B.
WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE
RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. The following described property is subject to the Amended Final Planned Unit
Development Site Plan described herein:
Part of the Southeast Quarter of the Southeast Quarter of Section 24 and part of the
North Half of the Northeast Quarter of Section 25, all in township 44 North, Range 12
West, in the City of Jefferson, Missouri, more particularly described as follows:
Beginning at the northwest corner of the Northeast Quarter of the Northeast Quarter
of said Section 25; thence N80°10'16"E, along the northerly line of a tract of land
described in Book 300, page 270, Cole County Recorder's Office, 2.71 feet to the
westerly right-of-way line of MISSOURI STATE HIGHWAY "B"; thence S27 001'47"E,
along the westerly right-of-way lino of said MISSOURI STATE HIGHWAY B", 220.07
feet to the northeasterly corner of a tract of land described in Book 410, page 928,
Cole County Recorder's Office; thence S74 017'12"W, along the northerly line of said
tract in Book 410, page 928, 220.78 feet to a point on the westerly line of the aforesaid
tract in Book 300, page 270; thence along the boundary of said tract in Book 300,page
270, the following courses: N36"50'31"W, 6.35 feet; thence N21'09'50"W, 39.31 feet;
thence N06*07'40"E, 35.78 feet; thence N27'41'33"W, 52.87 feet; thence
N30 020'20"W, 89.68 feet; thence N18'16'06"W, 42.83 feet to a point on the north line
of the Northwest Quarter of the Northeast Quarter of said Section 25 at the northwest
corner of said tract described in Book 300, page 270; thence N85°51'20"E, along the
Section Line, 206.95 feet to the POINT OF BEGINNING.
Containing in all 1.12 acres.
SECTION 2. The following described Amended final Planned Unit Site Plan is hereby
approved:
A. Land Use: The use of the land referenced above in Section 1 is approved for the
following uses: Florist, greenhouse, plant nursery; outdoor storage and sales of
landscaping material; with approximate building footprint and site improvements as
shown on the Amended Final PUD Site Plan prepared by Central Missouri
Professional Services, Job No. 89-105P; dated August 8, 2002 and revised
September 23, 2002.
B. Common Areas, Public Dedications of Land. No common areas or dedication of
land to the public is part of this PUD Plan.

SECTION 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.

PUBLIC HEARING NOTICE
Amended Final PUD Site Plan for 2304 Roue B Highway
The City Council of the City of Jefferson, Missouri, will hold a public hearing on Monday,
October 21, 2002 at 6:00 p.m. in the Council Chamber of the John G. Christy Municipal Building,
320 East McCarty Street, to consider an Amended Final Planned Unit Development Site Plan as
described herein for 2304 Route B Highway, such real estate being described as follows:
Property Description: Part of the Southeast Quarter of the Southeast Quarter of
Section 24 and part of the North Half of the Northeast Quarter of Section 25, all in
township 44 North, Range 12 West, in the City of Jefferson, Missouri, more
particularly described as follows: Beginning at the northwest corner of the
Northeast Quarter of the Northeast Quarter of said Section 25; thence N80'1 01 6"E,
along the northerly line of a tract of land described in Book 300, page 270, Cole
County Recorder's Office, 2.71 feet to the westerly right-of-way line of MISSOURI
