Z AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND APPROVING THE PRELIMINARY AND FINAL PUD SITE PLAN FOR PROPERTY TO BE ADDRESSED AS 3612 WEST TRUMAN BOULEVARD, WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The following described property is subject to the Preliminary and Final Planned Unit Development Site Plan described herein (as proposed in a parcel division survey for 3620 West Truman Boulevard prepared by Central Missouri Professional Services, dated September 2002): Part of the Southwest Quarter of Fractional Section 4, Township 44 North, Range 12 West, in the City of Jefferson, Missouri, more particularly described as follows: From the southwest corner of Lot No. 74 of Mall Ridge Addition, Section 5 as per plat of record in Plat Book 11, page 353, Cole County Recorder's Office, and said corner being the northwest corner of a tract formerly described by deed of record in Book 226, page 521, Cole County Recorders Office, thence N86052'59"E,along the southerly line of the aforesaid Mall Ridge Addition, Section 5 and the easterly extension thereof, being the northerly line of said tract described in Book 226, page 52.1, 483.23 feet to the POINT OF BEGINNING for this description; thence continuing N86 052'59"F_, along the northerly line of said tract described in Book 226, page 521, 283.79 feet to the northeasterly corner thereof, being a corner on the westerly boundary of Dix Acres, Section Three as per plat of record in Plat Book 11, page 864, Cole County Recorder's Office; thence S34°15'18"W, along the westerly boundary of said Dix Acres, Section Three, 151.75 feet; thence S56°23'39"E, along the westerly boundary of said Dix Acres, Section Three, 41 .85 feet to a point intersecting the northerly line of S and along the easterly boundary of an 80 foot wide public road right-of-way known as West Truman Boulevard; thence Southwesterly, along said right-of-way line, on a curve to the left, having a radius of 676.62 feet, an arc distance of 20.00 feet, (the chord of said curve being S59 043'28"W, 20.00 feet); thence N56 023'39"W, 258.80 feet to the POINT OF BEGINNING.
