AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF CHAPEL HILL COMMONS - SECTION THREE, A
SUBDIVISION OF THE CITY OF JEFFERSON.
WHEREAS, L & L Properties/Design L.L.C,, owners of the real estate hereinafter
described, having submitted to the City Council a plat of said real estate, being located in
Jefferson City, Cole County, Missouri, and more particularly described as follows:
A Replat of part of Lot 6 and all of Lot 7 of Dix Acres Section Two, a plat of record in
Plat Book 11, page 719, Cole County Recorder's Office and part of Fractional Section
4, Township 44 North, Range 12 West, Cole County, Missouri, more particularly
described as follows:
From the Northeast corner of the Southwest quarter of said Fractional Section 4;
thence NO2°53'00"W, along the quarter section line, 185.73 feet to the POINT OF
BEGINNING;thence S49 029'58"W, 128.61 feet;thence southeasterly on a curve to the
left having a radius of 185.00 feet, an arc distance of 102.89 feet, (the chord of said
curve being S61°23'20"E, 101.57 feet); thence S77°19'19"E, 89.09 feet; thence
southwesterly on a curve to the left having a radius of 285.00 feet, an arc distance of
64.47 feet, (the chord of said curve being S12°14'23"W, 64.34 feet); thence
southwesterly on a curve to the right having a radius of 335.00 feet, an arc distance
of 275.64 feet, (the chord of said curve being S29 019'50"W, 267.93 feet); thence
S52 054'07"W, 18.73 feet to a point on the southerly line of a tract described by deed
of record in Book 444, page 776, Cole County Recorder's Office; thence continuing
S52°54'07"W,along the southerly line of said tract described by deed of record in Book
444,page 776, 305.48 feet to the easterly line of a 60 foot wide City of Jefferson Public
Road Right-of-way known as Scott Station Road;thence N37 005'53"W, along the said
easterly right-of-way line, 161.00 feet to the northwest corner of Lot 7 of Dix Acres
Section Two, a plat of record in Plat Book 11, page 719, Cole County Recorder's
Office; thence N52 054'07"E, along the northerly line of said Lot 7, 305.48 feet to a
point on the westerly boundary line of Lot 6 of said Dix Acres Section Two; thence
N37°05'53"W, along the westerly line of said Lot 6, 156.88 feet to the northeast corner
of a tract described by deed of record in Book 320, page 104, Cole County Recorder's
Office(said corner also being a point on the quarter section line);thence S85 052'02"W,
along the northerly line of said tract in Book 320, page 104, (also being the quarter
section line), 71.96 feet to the southwest corner of the 41"described tract described in
deed of record in Book 438, page 702, Cole County Recorder's Office; thence
NO3 058'58"W, along the westerly line of said tract in Book 438, page 702, 243.26 feet,
to the northwest corner of said 4"'described tract described in deed of record in Book
438, page 702; thence N88°1613"E, along the northerly line of said tract in Book 438,
page 702, 149.29 feet to the northeast corner thereof(said corner being a point on the
westerly line of a 60 foot wide County of Cole Public Road Right-of-way known as
Rock Beacon Road as per deed of record in Book 230, page 478, Cole County
Recorder's Office;thence N87 008'32"E, 60.00 feet to a point on the westerly line of the

Right-of-way known as Rock Beacon Road); thence, along the boundary of said 2n`'
described tract as described in Book 438, page 702, the following courses:
NO2°51'28"W, along the easterly right-of-way line of Rock Beacon Road, 78,86 feet;
thence N88°14'07"E, 150.63 feet to the quarter section line;thence S02°53'00"E,along
the quarter section line, 122.65 feet to the POINT OF BEGINNING. Containing 4.43
acres.
Included in the above described tract is part of Rock Beacon Road Right-of-way as per
Book 230, page 478, as vacated by the County of Cole by Court Order dated: February
20,2002, and recorded April 16, 2002,in Book 457, page 555, Cole County Recorder's
Office.
WHEREAS, it appearing that said plat has been fully and properly signed and
accepted by the owners of said subdivision, known and referred to as the Plat of Chapel Hill
Commons - Section Three, that all taxes have been paid, and that in all respects the
requirements of Chapter 445, RSMo, entitled "Plats" have been fully complied with by the
owners of said subdivision, and that in all respects the requirements of the Planning and
Zoning Commission of the City of Jefferson, Missouri, relating to plats and subdivisions have
been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. That portion of the plat of Chapel Hill Commons - Section Three, lying,
being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by
the said plat attached hereto and made a part of this ordinance, is hereby approved and
accepted by the City Council of the City of Jefferson, Missouri.
SECTION 2. 'T'he Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the
City of Jefferson.
SECTION 3. This ordinance shall be in full force and effect from and after the date of
its passage and approval.
