AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, AMENDING CHAPTER 35,
ZONING CODE; SPECIFICALLY, ARTICLE 11, EXHIBIT 35-28, LAND USES AUTHORIZED IN
ZONING DISTRICTS (LAND USE MATRIX) SECTIONS 3.1.2. and 3.1.3 AND ARTICLE 11,
SECTION 35-41.6.15 SPECIFIC USE STANDARDS FOR MINI-STORAGE WAREHOUSES
BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS:
Section 1. Article 11, Exhibit 35-28.3.1 Mini-Warehouse Storage, Specific Use Types 2 and
3 are hereby amended to allow outdoor vehicle storage in conjunction with mini-warehouse storage:

Section 2. Article 11, Section 35-41.B.15.c,(4) Specific Use Standards for Mini-Storage
Warehouse, Performance Standards, is hereby amended as follows:

Outdoor vehicle storage areas shall he surfaced with a dust-free material iucludinQ

Section 3. This ordinance shall be in full force and effect from and after its passage and
approval.

PUBLIC HEARING NOTICE
Text Amendment to Chapter 35, Zoning Code
The City Council of the City of Jefferson, Missouri, will hold a public hearing on
Tuesday, January 21, 2003 at 6:00 p.m. in the Council Chamber of the John G. Christy
Municipal Building, 320 East McCarty Street, to consider the following amendments to the
text of Article II, Chapter 35 of the Zoning Code:
Exhibit 35-28, Land Uses Authorized in Zoning Districts, Use Category 3.1.
Commercial Use - Storage Facilities; Specific Use Type 2. Mini-Warehouse
100,000 sf or less; may include outdoor vehicle storage area for maximum
of 10% of lot area excluding building areas;
Exhibit 35-28, Land Uses Authorized in Zoning Districts, Use Category 3.1.
Commercial Use - Storage Facilities; Specific Use Type 3. Mini-Warehouse,
or Other Self Service Storage, more than 100,000 sf; or with outdoor vehicle
storage area exceeding 10% of the lot area excluding building areas.
Section 35-413.15.c(4) Specific Use Standards: Mini-Storage Warehouse,
Performance Standards. The section entitled "Restrictions on Outdoor Storage" is
to be eliminated and replaced with a new section entitled "Outdoor Vehicle Storage
Areas." Outdoor vehicle storage areas associated with mini storage warehouse
uses are allowed as provided in Exhibit 35-28 Land Use Matrix (as amended) and
additional standards of this section.
