WHEREAS, Missouri Boulevard Investments, L.L.C,, owners of the real estate hereinafter described, having submitted to the City Council a plat of said real estate, being located in Jefferson City, Cole County, Missouri, and more particularly described as follows: Part of the Southwest Quarter of the Northeast Quarter and part of the Southeast Quarter of the Northeast Quarter of Section 9, Township 44 North. Range 12 West, in the City of Jefferson, Missouri, more particularly described as follows: BEGINNING, from the northeast corner of Lot 1 of GORDON COMMERCIAL LOT as recorded in Plat Book 11, page 604, Cole County Recorder's Office; thence N88°36'34"W, along the northerly line of said Lot 1, 8.07 feet to the POINT OF BEGINNING; thence N88 036'34"W, along the northerly line of said Lot 1, and the westerly extension thereof, and along the northerly line of KNIPP WEST SUBDIVISION, SECTION 2, as per plat of record in Plat Book 11, page 710, and the northerly line of Lot 21 of KNIPP WEST SUBDIVISION, SECTION 3, as per plat of record in Plat Book 11, page 819, Cole County Recorder's Office, 1186,30 feet to the easterly line of a tract of land described in Book 345, page 12, Cole County Recorder's Office; thence N01°53'40"E, along the easterly line of said tract in Book 345, page 12, 640.00 feet to the southerly right-of-way line of U.S. HIGHWAY 50; thence easterly, along the southerly right-of-way line of U.S. HIGHWAY 50, the following courses: S88 012'13"E, 1124.94 feet to Highway Sta. 582+43.75, 215 feet right; thence S49 032'28"E, 72.02 feet to Highway Sta. 583+00, 260 feet right; thence S88°12'13"E, 10.20 feet to the westerly right-of-way line of WILDWOOD DRIVE; thence leaving the southerly right-of-way line of said U.S. HIGHWAY 50,S01°45'02"W, along the westerly right-of-way line of WILDWOOD DRIVE, 484.06 feet; thence southerly, along the westerly right-of-way line of WILDWOOD DRIVE, on a curve to the right, having a radius of 791.39 feet, an arc distance of 102.82 feet, the chord of said curve being S05 028'22"W, 102.75 feet to the POINT OF BEGINNING. Containing in all 17.36 acres. WHEREAS, it appearing that said plat has been fully and properly signed and accepted by the owners of said subdivision, known and referred to as the Plat of Wildwood Crossings Subdivision, that all taxes have been paid, and that in all respects the requirements of Chapter 445, RSMo, entitled "Plats" have been fully complied with by the owners of said subdivision, and that in all respects the requirements of the Planning and Zoning Commission of the City of Jefferson, Missouri, relating to plats and subdivisions have been complied with, NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The plat of Wildwood Crossings Subdivision, lying, being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat attached hereto and made a part of this ordinance, is hereby approved and accepted by the City Council of the City of Jefferson, Missouri. SECTION 2.. The Mayor and City Clerk are hereby authorized and directed to endorse acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of Jefferson. SECTION 3. This ordinance shall be in full force and effect from and after the date of its passage and approval. Box 718 Jefferson City, MO 65102-0718 RE: CMPS Job 1/72-080 Wildwood Crossings Sidewalk - Missouri Boulevard Dear Trent: Per our meeting at the Wildwood Crossings site, we are proposing to construct a sidewalk on State R/W five feet (5') in width, adjacent to the south R/W line of Missouri Boulevard, from the west side of Wildwood Drive to the west property line of the commercial development. The utilities parallel with Missouri Boulevard have been constructed on private property on a dedicated twenty-foot (20') utility easement adjoining the R/W. The distance from edge of pavement to the north edge of sidewalk is shown on the enclosed drawing. This proposal will meet the requirements of the City's platting process. Thank you in advance for your cooperation; please advise if additional information is required. The final plat is scheduled for review at the March 14, 2002 Planning and Zoning Commission Meeting. A permit will be required before construction can start. We will need a set ofconstruction plans, including a traffic control plan, to issue the permit. McMillan Senior Planner JAN 1 12002 Department of Planning and Code Enforcement City of Jefferson 320 East McCarty Street Jefferson City, MO 65101 Dear Ms. McMillan: We have reviewed the final plat of the Wildwood Crossing Subdivision along Missouri Boulevard (US 50 Outer Road). In my March 21, 2001 letter concerning this issue, I did state that we would allow the sidewalk on MoDOT right of way as long as it is built according to our standards. The manner in which the developer has proposed to reserve a walkway on the paved shoulder of Missouri Boulevard is riot acceptable. For the safety of the pedestrians on the sidewalk, there needs to be a separation between the sidewalk and the roadway. The shoulder is part of the roadway. it is our standard to construct sidewalks behind a barrier curb to achieve the desired separation. Also, in my March letter 1 recommended that the sidewalk be located away from Missouri Boulevard, outside the driveway radii, so the distance required for a pedestrian to cross would only be the width of the drive. This would reduce the amount of time a pedestrian would be in conflict with vehicles. i still believe that this should be considered, If you have any additional questions feel free to call meat 751-5754.
