SPONSORED BY COUNCILMAN SMITH ORDINANCE NO. / —� 1� yl--/- AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY REZONING 14.73 ACRES LOCATED IN THE 2400 BLOCK OF COUNTRY CLUB DRIVE, LOCATED IN SECTIONS 2 AND 11, TOWNSHIP 44 NORTH, RANGE 12 WEST, COLE COUNTY, MISSOURI FROM RS-'I SINGLE FAMILY RESIDENTIAL TO PUD PLANNED UNIT DEVELOPMENT. WHEREAS, IT APPEARS THAT THE PROCEDURES SET FORTH IN THE ZONING CODE RELATING TO ZONING HAVE IN ALL MATTERS BEEN COMPLIED WITH. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The following described real estate is rezoned from RS-1 Single Family Residential to PUD Planned Unit Development: Part of the Southeast Quarter of the Southwest Quarter of Section 2 and part of the Northeast Quarter of the Northwest Quarter of Section 11, Township 44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri, more particularly described as follows: BEGINNING at a concrete monument marking the Northeast corner of the Northwest Quarter of said Section 11; thence S4055'49"E, along the Quarter Section Line, 245,19 feet to a point intersecting the Northerly line of the U.S. Highway 50 right-of-way; thence along said right-of- way line the following courses:Westerly, on a curve to the left, having a radius of 3014.95 feet, an arc distance of 168.10 feet, (the chord of said curve being S62'00'40"W, 168.08 feet); thence S70020'49"W, 222.32 feet; thence S59'58'54"W, 228.65 feet; thence leaving the Northerly right-of-way line of said U.S. Highway 50 N30"01'06"W. '139.80 feet; thence N05-16-15"W, 892.47 feet; thence Northerly on a curve to the left, having a radius of 50.00 feet, an arc distance of 156.90 feet, the chord of said curve being N05"09'55"W, 100.00 feet; thence N05003'35"W, 135.12 feet to a point on the Southerly line of a tract described by deed of record in Book 204, Page 554, Cole County Recorder's Office; thence N86'291 7"E, along the Southerly line of said tract described in Book 204, Page 554, 536.80 feet to a point on the Westerly line of a tract described by deed in Book 202, Page 624, Cole County Recorder's Office, and re-described in the boundary line adjustment agreement of record in Book 314, page 674, Cole County Recorder's Office; thence S05"03'57"E, along said re-described line, 774.54 feet; to a point intersecting the South line of the Southeast Quarter of the Southwest Quarter of the aforesaid Section 2; thence N86"06'1 9"E, along the Section Line, 103.60 feet to the POINT OF BEGINNING.
