design guidelines for the Lower Jefferson Conservation District. :, ,s'3
i, SECTION 3. A conservation district building permit shall hereafter be issued bya`'�;� ,,
the Building Regulations Division for the(a) rehabilitation of existing buildings and structures, ;tit
b additions to buildings and structures, and for c new construction within the Lower
Jefferson Conservation District, to include building elements, site features and other items tl�� ��, "
as specified by the Lower Jefferson Conservation District Design Guidelines.
SECTION 4. Development within the Lower Jefferson Conservation District shall :,>r. ,; ,
comply with the Design Guidelines and adopting ordinance unless one of the following acts
occurs prior to the effective date: (a) a building permit has been issued; (b) a complete

through the retention or restoration of appropriate architectural details,including building wall

8 Additions to existing structures,to ensure that the addition is consistent with the architectural
style and details of the existing structure and neighborhood.Such areas as building materials, .,
roofs,porches,and appropriate use of landscaping for parking lots,where required,are aimed

® New construction, to ensure that the architectural form of new structures draw upon what
already exists in the neighborhood.The orientation of the building to the street,building bulk, ,4
building materials, architectural features and landscaping are important elements which
contribute to, and continue, the character of the neighborhood. ;` '
