MAYOR AND CITY CLERK TO ENTER INTO A LEASE AGREEMENT WITH RHONDA
' LAUF FOR OPERATION OF THE AIRPORT CAFE AT THE JEFFERSON CITY

FOLLOWS:
Section 1. The Mayor and City Clerk are hereby authorized to enter into a lease k41
agreement with Rhonda Lauf for the operation of the Airport Cafe at the Jefferson City [` f
Memorial Airport. � .
P= Section 2. The lease agreement shall be substantially the same in form as that
agreement attached hereto as Exhibit A. ,
Section 3. This Ordinance shall be in full force and effect from and after the date of

ASSIGNMENT OF CONTRACT
THIS AGREEMENT is made on the
day of March, 2000, by and between Mary
Werdenhausen, hereinafter referred to as "Assignor", and Douglas T. Bledsoe, hereinafter referred to as
w "Assignee".
WHEREAS, the Assignor on the 20°' day of April, 1999, entered into a contract with the City of ,.
Jefferson upon the terms set forth in the original contract attached hereto; and
WHEREAS, the contract is by its terms assignable, and Assignor has transferred al of the interest in
the underlying real estate to Assignee who desires to acquire the rights and is willing to assume the obligations A4

IT IS THEREFORE AGREED:
1. The Assignor hereby assigns to the Assignee all her interest in the contract with the City of
Jefferson,dated April 20, 1999. T
2. The Assignee hereby assumes and covenants to perform all the obligations of'the Assignee
under the contract, and guarantees
to hold the Assignor harmless from any claim or demands
made thereunder arising after the date of this assignment.

} LEASE AGREEMENT AMENDMENT
THIS LEASE made and entered into on the day of 2.G 2000, by and between the City
of Jefferson,a municipal corporation,hereinafter referred to as"Lessor,"and Douglas T.Bledsoe,hereinafter referred

WITNESSETH:
Lessor hereby leases unto Tenant and Tenant hereby take from the Lessor as Tenant, the premises situated in the
Jefferson City Municipal Airport Terminal Building,commonly known as the Airport Cafe, with certain furnishings
and fixtures therein for a term of one(1)year commencing on the 1 st day of May, 2000, and terminating on the 30th
day f April, 2001 with an option to renew said lease upon mutual agreement for three 3 additional terms of one 1 ,t, kf'•�Yt r

possession of the leased premises and remove Tenant effects forcibly, if necessary, without being

the expense of Tenant. Failure of Lessor to declare this lease terminatd upon any default of Tenant

(p) Tenant shall procure and maintain in effect for the term of this agreement, with insurance carriers
acceptable to Lessor public liability insurance covering all of Tenant' activities on leased premises at

THIS AGREEMENT is made on the "'-day of April, 1999 by and between Rhonda M.Lauf,
hereinafter referred to as "Assignor",and, Mary Werdenhausen,hereinafter referred to as "Assignee".
3Ls� WHEREAS,the Assignor on the day of April, 1999,entered into a contract with the City

,f WHEREAS,the contract is by its terms assignable,and Assignor has transferred all of the interest
in the underlying real estate to Assignee who desires to acquire the rights and is willing to assume the
obligations of the Assignor under the contract.

IT IS THEREFORE AGREED:
1. The Assignor hereby assigns to the Assignee all her interest in the contract with the
City of Jefferson, dated April ?O 1999.
2. 'File Assignee hereby assumes and covenants to perform all the obligations of the
Assignee under the contract,and guarantees to hold the Assignor harmless from any {
claim or demand made thereunder arising after the date of this assignment.

successfully for the past three years.
RECOMMENDATION: It is the recommendation of staff to award a lease to Catoan's Airport
'. Cafe, Rhonda Lauf, Owner, who will pay $300.00/month in lease payments to the City. The City

As rental for said Airport Cafe property,Tenant shall pay to the Lessor during the term May 1, 1999 through April

(o) This lease shall become subordinate to provisions of any existing or future agreement between the
