ORDINANCE NO. 12023
AN ORDINANCE OF' THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF KNIPP WEST SUBDIVISION, SECTION ONE, A SUBDIVISION
OF THE CITY OF JEFFERSON.
t WHEREAS, 011ie Mae Knipp, owner of the real estate hereinafter described, having
submitted to the City Council a plat of said real estate, being located in Jefferson City, Cole
County, Missouri, and more particularly described as follows:
Part of the southwest quarter of the northeast quarter
of Section 9, Township 44 North, Range 12 West, in the City
of Jefferson, Cole County, Missouri, more particularly
described as:
From the southeast corner of the northwest quarter of
the southeast quarter of said Section 9; thence N 040 13 '
23" W, 1374.66 feet to the southwest corner of Lot 2 of
American Subdivision, Section One, as per plat of record in
f Plat Book 11, Page 543, Cole County Recorder's Office;
! thence N 150 30' 02" E, along the westerly line of said Lot
2, 179.49 feet; thence N 740 29 ' 58" W, 60.00 feet to the
southeast corner of a subdivision known as Gordon Commercial
Lot, as per plat of record in Plat Book 11, Page 604, Cole
County Recorder's Office; thence N 880 36 ' 34" W, along the
southerly line of said subdivision, 253. 07 feet to the
northwest corner of a tract described by deed of record in

Book 279, Page 370, Cole County Recorder's Office and the
point of beginning for this description; thence S 020 56'
„ 19" W, along the westerly line of said tract, 215.00 feet to
a point on the south line of the southwest quarter of the
northeast quarter of said Section 9; thence S 860 35' 37" W,
along the quarter section line, 180.00 feet; thence N 17°
33 ' 33" W, 208.50 feet; thence N 280 15 ' 19" W, 60.00 feet;
thence easterly, on a curve to the right, having a radius of
310.37 feet, an arc distance of 160.59 feet, the chord of
said curve being N 760 34 ' 03" E, 158.81 feet; thence S 88°
36 ' 34" E, 62.19 feet to a point on the west line of the
aforesaid Gordon Commercial Lot; thence S 01° 23 ' 26" W,
along the westerly line of said subdivision, 60.00 feet to
the southwest corner thereof; thence . S 880 36 ' 34" E along
the south line of said subdivision 66.85 ..feet to the point
of beginning. Containing in all 1.36 acres.

WHEREAS, it appearing that said plat has been fully and properly signed and accepted
by the owner of said subdivision, known and referred to as Knipp West Subdivision, Section.
One, that all taxes have been paid, and that in all respects the requirements of Chapter 445,
RSMo, entitled "Plats" have been fully complied with by the owner of said subdivision, and
that In all respects the requirements of the Planning and Zoning Commission of the City of
Jefferson, Missouri, relating to plats and subdivisions have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The plat of Knipp West Subdivision, Section One, lying, being and
situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat
attached, hereto and made a part of this ordinance, is hereby approved and accepted by the
City Council of the City of Jefferson, Missouri.

SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the
City of Jefferson.
SECTION 3. This ordinance shall be in full force and effect from and after the date of
its passage and approval.
