AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE PLAT OF KNIPP WEST SUBDIVISION, SECTION TWO, A
SUBDIVISION OF THE CITY OF JEFFERSON.

WHEREAS, 011ie Mae Knipp, owner of the real estate hereinafter described, having
submitted to the City Council a plat of said real estate, being located in Jefferson City, Cole
County, Missouri, and more particularly described as follows:
Part of the southwest quarter of the northeast quarter of Section 9, Township
44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri, more
particularly described as follows:
From the southeast comer of the northwest quarter of the southeast quarter of
said Section 9;thence N 040 13'2311 W, 1374.66 feet to the southwest corner of Lot 2
of American Subdivision, Section One, as per plat of record in Plat Book 11,Page 543,
Cole County Recorder's Office, thence N15130'02"E, along the westerly line of said
Lot 2, 179.49 feet; thence N 74 29 58" W, 60.00 feet to the southeast comer of a
subdivision known as Gordon Commercial Lot, as per plat of record in Plat Book 11,
Page 604, Cole County Recorder's Office; thence N 880 36' 34" W, Along the
southerly line of said subdivision, 253.07 feet to the northwest corner of a tract
described by deed of record in Book 279, Page 370, Cole County Recorder's Office;
'. thence S 020 56119" W, along the westerly line of said tract, 215.00 feet to a point on
the south line of the southwest quarter of the northeast quarter of said Section 9;
thence S 86135' 3711 W, along the quarter section line, 440.00 feet; thence N 30 06'
33" W, 488.22 feet to a point; thence S 880 36' 34" E, 200.01 feet and the point of
beginning for this description; thence continuing S 880 36' 34" E, 155.71 feet to the
northwest corner of a tract of land described in Book 352, Page 974, Cole County
Recorder's Office;thence S 10 23'261 W, along the westerly line of said tract, 175.00
feet to a point on the northerly line of a 60 foot right-of-way shown on the plat of
Knipp West Subdivision, Section One, as per plat of record in Plat Book 11,Page 669,
Cole County Recorder's Office; thence along the boundary
following courses: N 880 36' 3411 W, 2.19 feet; thence westerly of said on a curve to the eft
having a radius of 310.37 feet, an arc distance of 160.59 feet, the chord of said curve
being S 760 34' 03" W, 158.81 feet; thence leaving the boundary of said right-of-way
thence N 10 23' 26" E, 215.63 feet to the point of beginning. Containing in all .67
acres.
